The room was clean and comfortable, with plenty of blankets to keep us warm, and we didn’t notice any cat urine smell in there. It could use a deep clean, though, as we spotted cobwebs, and it’s outdated and ready for renovation. The kitchenette had the utensils, crockery, cutlery, pots and pans we needed, but some items should be replaced. There’s a noticeable cat urine smell when you first walk into reception, as some other reviews mention. The owner was friendly but a bit impatient. Several cats roam around the property, though they didn’t bother us. Parking is at the back, and the only way up to the second floor is stairs, so ask for a ground-floor room if you have heavy bags. The location is great, with a shopping mall just across the road and restaurants, bars and town a short walk away.

We booked and paid online before arriving, but the smell was unbearable and we couldn’t stay. We didn’t get our money back. The amenities were old and grubby, and cats were roaming both inside and outside the accommodation. The website photos are false. Definitely don’t recommend it.

Everything about the place feels cheap, apart from the price. Even the toilet paper is -2 ply. There’s nothing especially bad if you just need somewhere to stay, but the owner could make a few simple changes to make the room more comfortable and pleasant for guests.

We’ll come back and stay here again. The place feels spacious, pleasant and comfortable, with very clean bedding and a cozy interior. The lighting gives it a lovely feel, and the kitchen has basic cooking facilities. The hosts were incredibly kind, and the hostess even walked out to the driveway to see us off. There are quiet, adorable cats around, but they don’t disturb guests. The Wi-Fi is fast, and the location is convenient for Rotorua’s main attractions, hot springs and supermarkets.
