After traveling for hours, we arrived exhausted and hungry, then were told at the front desk that we needed a room number and an authorization letter from the person who booked. We had to wait two hours before we could get into our room. I was especially upset that we weren't allowed to eat in the lobby without paying a fee. We were very disappointed, and I can't recommend this hotel.

The condo rules are very strict, from security checks to guest sign-in. Each unit has a phone, and the front desk calls at all hours, no matter how late. Management should train staff not to disturb owners or tenants between 8PM-6AM, or to distinguish an emergency exception from other issues. Despite the ads, there aren't luxury comforts. It's a huge building with lots of units, most empty, and overpriced parking at 5K a month. Another Ayala problem: they seem more interested in selling parking and units than considering owners' comfort, such as providing visitor parking. There are major construction issues, including leaking pipes. Ceiling tiles are missing from hallways on many floors, apparently because there are constant leaks in both common areas and units. After seeing so many units, it's obvious they screwed up. Leaks are common, so watch out for mold, especially on bathroom ceilings. The retail downstairs is handy if you live in the building, especially 7-11. But there isn't enough parking for visitors and retail customers, so to get my eyelashes done at Minked, I need a drop-off or have to walk over from the outdoor parking lots. There are also two coffee shops next to each other on the retail ground floor. One has a “support local” sign and the other is a massive budget-friendly chain. It's another case of Ayala and/or management not thinking about what's best for business tenants. Why put competitors next to each other in the same building? If one closes, rental income is lost. Who benefits? None of the towers have the elegance, fixtures, design, or management to be called luxury real estate. If you're thinking of buying a unit, negotiate for a price that reflects mediocre or just above mediocre quality.

Ayala Center - Cebu is right across the street, and there’s plenty of outdoor space nearby for things like running. The complex is a nice place to live and allows pets, but check with the unit owner first to make sure they’re okay with your furry, scaly, or feathered companions.

Right in the middle of Cebu’s business park, with tenant amenities and a view from the top. The units are standard studios, and prices are high for around the Metro. You can pick the tower you prefer.

The staff are around to help at any time, and there’s shopping close by. A fantastic place to stay, one of the best condos I’ve experienced in Cebu.
