Getting around here can be awkward. I had to use an app to get a taxi, and taking trash to the far corner of the complex was inconvenient. There’s no elevator either, which made carrying two large bags up to my third-floor unit difficult. It’s a newer condo with good security, mostly used by Filipino clients and residents. Its distance from the nightlife district means fewer foreign visitors, though hotels and condos may ask for IDs to protect foreigners meeting locals from nightlife venues. In my 2023 update, I noted a new rule requiring visitors to leave photo identification in exchange for a visitor pass. That’s a hassle since my visitors don’t usually carry IDs for fear of losing them, and some friends never got national IDs because of paperwork issues such as incorrect birth records or financial constraints. This is something to know before renting here.

I went along with a coworker to view a unit and was surprised by how cozy and nicely decorated the two-bedroom place was. The owner had paid for the furnishings and decor. Rent is 25k a month with a parking space included, which seems reasonable if it fits your budget. The one-bedroom units go for 17-19k monthly, also with parking.

The parking is the one thing that could change my rating. The spaces are too tight, and when we drive in on the left side from the guard house, our car hits the gutter every time. My mom owns a unit here, and the location is otherwise great for city living: near the market, mall, banks, church, and main road. Even with all that nearby, it feels calm, almost like being in the province. If they adjusted the parking, I’d give it five stars.

A nice place to live, and it could be a solid investment too. It’s a small, secure complex of low-rise walk-up condo units in a residential neighborhood, not far from Banawa’s main road. There’s a little pool and a multipurpose function hall. The construction quality is good, and the price seems to have been set with value in mind.

We booked through AirBNB, and the place was fine. Our host made us feel at home, it felt private, and I thought the pool was okay. The main inconvenience was getting around: public transportation is a little far, and some taxi drivers don’t know where the property is.
