Trees Residences Fairview has a calm, suburban atmosphere, with greenery and open areas that help it feel quieter than a typical high-rise. Its location near malls and schools is convenient, and the functional, generally well-laid-out units, pool, and landscaped gardens make it a comfortable option for families, young professionals, or students who want to live near Fairview without central Manila’s bustle. It offers decent value and useful location perks. The experience can depend on the unit, management, and how busy the property is during peak hours. Some residents say maintenance and security vary by management and time of day, and the amenities may feel basic compared with luxury developments that offer more facilities.

There are lots of kind security guards, and I felt safe inside. But this is a pet-free condo complex with cockroaches despite pest control being paid for every other month. Some tenants are really messy, so it’s no wonder roaches keep showing up. The admin was hard to deal with. I reached out several times about concerns and only got templated replies. It’s very close to my office, but I wouldn’t recommend it to family or friends.

We booked Tower 5, 6, and Tower 2 for about 24 people. I tried the Airbnb, and the room was above average, though the equipment could be maintained better. The place feels safe and peaceful at any hour. The swimming pool is only open until around 10PM, and you can play Karaoke at night, especially during the holidays. Parking is the main downside, since it’s quite expensive. Alfamart gets crowded because residents, Airbnb and hotel guests from Trees Residences, people from nearby condos like Avida Astrea and Milan Residence, and even people from nearby houses shop there. The mall is a better place to buy groceries.

Security is poor. Anyone can come and go, so it doesn’t feel safe, and the fire alarm keeps going off and stopping at random, which is really irritating. There are also more staycation guests than actual residents, so the place doesn’t feel exclusive. Alfamart is always cramped, and the cashiers have a really bad attitude. Management doesn’t answer concerns, and the line at the T1 office lobby is always long. Staff work very slowly, so expect at least 30 minutes to get anything done. Our mailbox number has been missing for TWO years, and it still hasn’t been fixed. The ventilation is awful and wasn’t well planned, so mold is very common. German cockroaches don’t go away even after pest control sessions. Some parts of the condo unit are clearly substandard, like they were rushed. They’re good at handing out penalties, but the management is all facade. The amenities are incomplete, even though the law says amenities listed when you buy a unit should be delivered. They’re lucky SM is rich enough to shut down any case. Find a better condo for yourself. Honestly, just go for DMCI or Ayala lol.
