Don’t waste your time, money, or nerves. We paid 4k euros for what I can only describe as a semi-abandoned beach house. Calling it a “villa” is outrageous. There were broken lamps, mold in the bathrooms, dirty furniture, a greasy extractor over the kitchen, stained plastic cutting boards, old rusty pans, and cockroaches every night. The manager Pet knew every detail, but didn’t care or want to change anything. The house needed urgent painting, which seemed like the cheapest basic improvement. There was no outdoor shower, just a hose and some kind of irrigator offered as a substitute. That felt ridiculous, if not offensive. The garden wasn’t cared for, and the outdoor grill was rusty and dirty. We were told it would be replaced, but it never was, so we couldn’t use it. The gates used to be automatic, but no longer worked and creaked when opened by hand. There was peeling plaster, unpainted fences, and broken, empty flower pots by the beach entrance. The property looked like it hadn’t been maintained for a while. Access to the beach was through a metal-rod gate that was closed at night with a rope. The rusty outdoor clothesline was missing parts but still left there, like a symbol of decay. Inside, old lamp sockets in the rooms had been replaced with regular light bulbs, without even painting the ceiling. There were stains everywhere, mold in the bathrooms, broken glass on the shelves, and kitchenware that needed replacing. For such an expensive stay, we expected the basics, but even adapters weren’t provided. We couldn’t speak with Petr on the first day, but agreed he’d come the next morning so we could show him the mess we were living in. When we arrived, no one was waiting for us, even though the manager knew we were on our way. I had contacted him when we arrived, and the car company called when we left the airport. I also contacted a lady while waiting outside, but she said she couldn’t do anything because she wasn’t there. She was the owner. We waited outside for 35 minutes. Petr was quite impolite and hung up on our driver several times. He said he would only speak to the person who made the reservation. Clown. There are other options nearby with a pool on site, some even cheaper. It’s your choice and your money, but more importantly, your holidays. Don’t let them ruin your plans.

We were 14 people across both villas, and the setting initially seemed ideal for a big group. Beau Vallon beach, shops and restaurants are within walking distance, and the kitchens have what you need to cook. There’s also a small beach beside the waterfront property. But the villas badly need renovation, and we found cockroaches in both kitchens. Our main concern was what happened on September 10th, 2025. My wife had left her bag on a hook behind the curtains in our bedroom overnight while we were in the room. In the morning, her bag and mine were downstairs on the living room table, with the money missing. A living room door was broken too. We contacted Peter, who took an hour to respond and come over. His first question was where the security guard had been the night before. A guard had appeared on our first night and said he’d stay for our safety, but only appeared again on the second night and never returned. Peter called the police and someone from the security company, and we lost the day dealing with it. While the police waited outside the gate, Peter and the company representative whispered urgently to each other, then took about five minutes to open it. Peter also tried to persuade the police that we’d staged the theft for an insurance claim. We had no insurance for theft or lost money, and with 14 of us, including children, we had neither time nor reason to stage anything. I’ve attached part of the police statement for anyone who doubts us. There’s something strange going on here. Peter never checked whether we were okay or needed anything, and I’d give his hospitality zero stars if I could. If you stay, watch your valuables closely and make sure any promised overnight guard actually shows up every night.

Peter was kind to us, and the villa had a roomy terrace and everything we needed for a pleasant stay. You’re right by the beach and close to the restaurants and shops in Beau Valon.

There’s a small local market nearby for fresh fish and fruit, along with some restaurants. We stayed a week and had no problems with our belongings, so I don’t think the Italian family’s story is true. The villa itself was just right, with everything we wanted, a lovely view and wonderful sunsets. Highly recommend.

Petr was really helpful with suggestions for food and things to do. We spent eight nights here and found it magical despite the roaches, which hid in the kitchen cupboards. The villa seemed quite clean to me, and I understand cockroaches are common in Seychelles. They do extermination cleaning three times a year, but the roaches come back. The location is lovely, right by Beau Vallon’s main beach, with access to a pretty little beach that’s usually empty. The view is beautiful and it’s comfortable to sit outside. The bedroom air-conditioning felt a bit too cold even with the temperature set high, though maybe that’s just me. I can see us returning, probably to the same villa.
