This place feels like a little city inside Bangkok, with peaceful green alleys for walking pets, a park, and activities for kids. The T77 complex and its condos, including Base and Hasu Haus, were built by Sansiri, one of Thailand's best developers. It's well maintained and safe, with a reputable developer looking after it. There's an international school, Bangkok Prep, along with hip cafes, organic and recycling shops, a food court with lots of choices, a Japanese hair salon, a cosmetics store, its own 7/11, and electric car charging stations. It's also close to BTS onnut, Big C, Lotus, and Tops. A great spot for people who want peaceful living in central Bangkok.

Please be careful about renting apartment 99/136. The owner kept 3000 baht from us and didn't stick to the contract. If you do rent here, take photos of everything. He wasn't even afraid of the police. We took over the contract from other tenants. When we arrived, there was an old, sun-damaged, dusty tulle curtain hanging by the bed. I took it down and put it in a bag. The owner knew it was worn out, but when we checked out through the agents, he demanded 1000 baht for it. It turned out there had been a carpet before the first tenants moved in, though the contract didn't mention one. The agent said she hadn't seen it before they moved in, and the owner kept another 1000 baht from us. He also wanted us to pay for an extra day, though we'd paid through May 17. He demanded another 1000 baht for May 18, but wouldn't let us stay until the evening of May 17. He blocked our fingerprints, so we couldn't enter the condo or use the lift. The agent gave us the deposit from her own money because the owner was having money problems. Really, don't rent an apartment from him.

I've been here for nine years and have had no problems with the management team. Good to see management stepping up its control of Airbnb. Each owned property comes with one parking lot.
