Location is a real plus, with shops, restaurants and temples all within walking distance. The rooms were clean and comfortable, the beds were okay rather than hard, and the pillows were thick and firm. Wi-Fi was very fast, and the outdoor coffee table was a nice casual spot. There’s air conditioning in every room, and the windows have mosquito nets if you want fresh air. Ground-floor seating stays cooler in the shade, while the upper rooms get afternoon sun and can become hot. There’s no lift, so reaching those higher floors means taking the stairs. I’d stayed here before and had a pleasant time, but this visit was much noisier. Guests and cleaners disturbed our sleep, and the ground floor is especially exposed to reception noise and people checking in and out. We raised the issue with staff several times, but little changed. They were friendly and willing to help with other things, though they didn’t tell people to keep their voices down. Edit, 11 Dec ’25: We’ve booked multiple nights here on different trips in and out of Chiang Mai. This time, as on our visit last year, there was noise from both staff and guests. There’s a policy of fines for bringing durian or mangosteen onto the premises or making noise, but the noise rule didn’t seem to be enforced. People partied late into the night and early morning right beside guest rooms, and staff did nothing even after we asked. They said they couldn’t control guests, though they could enforce their own policy. Reception staff were even speaking loudly at 1 a.m., audible from the floors above. Quiet hours from 10 p.m. to 8 a.m. are basic courtesy, especially in paid accommodation. We pay to rest, and instead had broken sleep.
