The area was really quiet, with no noise or busy street downstairs. Outside there’s a nice garden, a coffee station, and a huge tea selection, plus a water dispenser you can use for free. We had a twin room, and both the beds and the toilet were great. Definitely the best hotel we stayed at in Chiang Mai. Highly recommend 👌

We had a spacious enough room on the fourth floor for a couple of nights, but there’s no elevator. The bathroom is on the small side, and its tap is loose and needs fixing. The biggest issue was the AC, which blows straight onto the people in bed and is hard to adjust. There’s also a water pressure pump on the roof that you can clearly hear in the room. The guesthouse is tucked down a backstreet off a busy main road with plenty of restaurants, massage parlours, 7-eleven and weed shops. No breakfast is provided, though it’s easy to find something outside. Otherwise, everything looked nice.

The staff were really nice, and the small alley location meant we couldn’t hear anything from the main street. Our room was clean and had a king size bed plus a single bed, with AC that worked well. The fridge smelled a bit and wasn’t the newest, but it wasn’t too bad. A nice little guest house.

We left and found another place straight away. At check-in, we saw a rat run across the floor. When we returned from lunch, the power was out, so there were no bathroom lights for a shower after our 24 hours of travel. They said it might be back in an hour. The room walls were dirty and there was a strange smell. The actual rooms looked nothing like the photos on AirBnB.
