Patitta Apartment

We came to Patitta Apartments in Nimman for a short stay and liked it so much that we kept extending. It was the only place we found in CNX without higher rates for stays under a year. You can rent for just one month or choose any number of months, which alone makes it worthwhile. In late 2025, units were 14k to 16k, with a superior one bedroom option and upgraded amenities at 20k. That's very good value, especially with no short-contract surcharge. It's family run and kept very clean and tidy. The owners live on site, and the place has a non-smoking policy, promotes a healthy lifestyle, and doesn't allow parties or loud evening noise. It feels like an oasis amid busy Nimman. There are several studio and one-bedroom layouts in different sizes. We first stayed in a smaller one bedroom, then moved to a larger unit when it became available. From the fifth and sixth floors, the Doi Suthep views are incredible. Our sixth-floor place has a big balcony where we loved having morning coffee and sunset dinners. English can be a little challenging, but Google Translate worked fine for us. The Thai assistant speaks some English, and the owner's daughter speaks it very well when she's around. We had no issues. They don't advertise, so we were lucky to walk in and ask. If you're looking, it's worth stopping by to inquire. It's a family place, so I hope new guests help keep the community clean and respectful.
