The building was damaged inside and out, and the room had black fungus, cockroaches, other insects, and over 100 bedbugs. They got into all our clothes and luggage. Our stay was a nightmare, and we left in the middle of the night because we couldn't take it anymore. This was by far the worst room I've ever stayed in.

The biggest issue for me was the noise. The walls were super thin, so I could hear other guests talking. There was a lot of door banging in the afternoon on my floor, and my Thai neighbor TS was rude, walking up to my door and laughing loudly. I'm not sure if that's part of the Thai culture here in Chiang Mai. At least the location is right downtown: the nearest 7-11 bus stand is a 3 minute walk, and Amazon coffee and Tops market are about 5 minutes away. Right opposite the hotel there's an authentic Khao Soi restaurant, and you must try chick Khao Soi. The owner was very nice and even arranged a chair for my room. I stayed seven nights with Agoda. My room was big, with a large TV, double bed and nice big balcony. The cleaning lady was friendly and the cleaning service was good, though I'm not sure they made up my bed. All proper amenities were provided. I was let down by the bathroom. The tiles had mold and seemed broken, and the toilet seat was extra small for the bowl. I'd recommend this place for a short stay, but not a long one. Indian solo traveler here. Thank you.

The location is convenient, within walking distance of temples, places to eat, and shopping. Management were responsive, friendly, and ready to help, while the courteous cleaning staff did a good job tidying the room and changed sheets and towels when we asked. The clean sheets, towels, and pillowcases were a plus, and the balcony had a decent mountain view. For a budget 2-star hotel, the rating seems fair. The building looks old, with a dated industrial feel, and really needs renovation. Room 405 didn't feel clean when we arrived, so we bought bleach and cleaning products to get it to a reasonable standard. The bed had a noticeable dip in the middle and the pillows were worn out. We barely used the fridge, but it didn't seem to work properly. The bathroom felt somewhat dirty, though at least the water stayed hot. The view added some charm to an otherwise underwhelming room, but the hotel's condition leaves much to be desired.

I paid for the room in advance but refused to stay once I saw it. The walls were grimy, floors and bathroom filthy, linens and covers stained, and insects were crawling around. The broken front door also made the place feel unsafe. I asked for a refund right away, but the owner refused to return my money. What I found there was nothing like the pictures online. This was the worst hotel experience I've ever had, despite not staying the night. The place felt dirty and unsafe, and the advertising seemed completely deceptive. Avoid it, and don't trust the pictures.
