Safe house court is in a superb spot, which made our stay very convenient. The room was clean, and at 500 baht a night it was very reasonably priced, actually less than a hostel would cost for two people. The owner was kind and helpful, gave us hot water each day, and let us check in early. I stayed on the ground floor and felt safe and quiet. The bed is the typical hard Thai-style kind, so keep that in mind if you prefer a softer mattress. We were there for 21 days, and housekeeping was only done on request, so we cleaned the room ourselves each day. There was usually just one helper, often busy with laundry. The toilet really needs an overhaul: we had to pour water into the bowl by hand. That became extremely uncomfortable and stressful during our last week, when we had food poisoning. This is a good fit for budget travelers who care about location and affordability, but better bathroom facilities would make the stay much better.

We stayed on December 18. The location was good, and the place was clean, but the WiFi kept cutting out intermittently and was slow when it worked. Our first room had a leak from the wash basin waste pipe. Management wouldn't do anything about it that night, though they moved us the next day. The new room had no furniture to sit on, and they wouldn't even provide a chair. Staff were average. There was hot water for tea or coffee, but no disposable cups were provided. Overall, an average experience.

Everything else worked well for me: the staff were great, the location was perfect, the price was good, it was very clean, the AC was amazing, the restaurant was good, and the WiFi was fine even from the third floor, farthest from the office. But the beds are absolutely too hard and need replacing or foam toppers. Staff, if you're reading this, fix them before the rating slips below four stars. The place is great apart from that. My three-star review just brought the overall score to 3.9, and I'm sorry, but that's not my fault. Sort out the beds and this could have a high four-star rating.

It's clean and cheap, and the receptionist was kind and really helpful. For a budget hotel, I'd happily stay here again. It's inside the old town walls, and I could walk back from Night Bazzar to the hotel.
