The location is very good, and getting in and out is easy. Security staff are friendly, while the lifts are clean and reasonably quick. Units are rented by the month, with prices for low and high season. The sauna was working. The fitness room is small but does the job in a pinch, though there are plenty of good gyms in the area.

SCAM ALERT, avoid unit 2808. I paid a cash deposit at check-in, with a refund promised within seven days of checkout. It’s now been over 20 days and nothing has come back. The host says the payment was sent but hasn’t shown valid proof of a completed transfer. What they shared was only an incomplete screenshot with no confirmation status or traceable reference, and my bank says no such transfer exists. Communication has been evasive and inconsistent. This has gone beyond a delay: money was taken and not returned. If you value your money, don’t rent this unit.

I stayed for over a week and wouldn’t come back. This condo is heavily overrated, with cheap furniture and materials, and the pool was closed for a month. There was loud construction noise too, even though the building is only a year old. Bike parking is very limited, and everything is a long walk away. The elevators have to be the slowest in the world. There’s no internet in the gym or working room, and my host barely replied. For the most expensive condo in Pattaya, what a joke.

A nice project with a luxury minimalist style. The location on Phratumnak is great, close to the beach and lots of shops and a market. Muscle factory gym is nearby too, which is really convenient.
