The pool is clean and has newer loungers, with one section of water jets, but there’s no deep end or hot tub. Using the pool table is a hassle: you have to fill out a form and get security to unlock the cues and balls, and the equipment is poor quality. The room has no AC running by default, and the lights above the table are too low and unpleasant. Food, drinks, and alcohol are all banned, with signs posted everywhere. The bigger concern is construction starting next door. A huge condo is going up beside the building, whether you're in A or B, and the noise has begun after demolition of the old structure. Anyone renting or buying should factor that in. The beach is okay, but it isn’t private and anyone can come over from the public area. The buildings are maintained, though they’re very old. The units have very old, loud, inefficient AC systems, weak water pressure, and shower windows that seem to lead to terrible mold. Ground level sits down a hill, so taxi pickup means going up to security. The guards are nice, but can be rigid even when they know you're just using Grab.

The water here is deeper and sandy, without the mud. It’s a nice condo right on the beach, though the so-called private beach can be reached by anyone from the public road. Riviera group plans to start building the 47-floor “Riviera Palm Beach Wongamat” on the north side in 2026, and EIA has approved it. There’s good information about it on Riviera group fb. The photos show the south 3 floors penthouse and beaches around Palm.

The beach felt peaceful at sunset, even with the usual buzz around nord Pattaya. I was there in January during the golden hour, and the cool breeze, gentle waves, and orange sky made it magical. Boats drifted in the distance while city lights began to twinkle behind me. The Palm Wongamat beach has decent watersports, plenty of places to eat and hang out, and the area stays lively and safe late into the night.

The pool and beach setup is what I enjoy most. The infinity-style pool looks out toward the ocean, and you can walk from the deck straight onto the private beach. Above it, the gym is a good size for a condo, with what you need to maintain fitness or build muscle, and views over the pool and sea. There’s a long, elegant game room with a huge snooker table, about 15 feet by 8 feet, plus a regular pool table. It’s also a nice place to relax, read, or hang out, and there’s a private ping-pong table too. I’ve been living at The Palm Wongamat Beach for almost two months and plan to stay another year. It feels more like a resort than a building, and the grounds are beautiful and immaculate. Around seven full-time staff look after the plants, greenery, sweeping, and rubbish, alongside maintenance, housekeeping, and security teams. It’s calm here, which isn’t what I expected in Pattaya. Wongamat feels family-friendly, with mostly long-term neighbors from around the world, including Americans, Russians, and Chinese. My immediate neighbors are Russian, and we know each other well. It feels like a community, not a hotel with people always coming and going. Security has been respectful every time I’ve dealt with them. On my first night, a guard checked my resident photo after I explained I’d moved in that day, then welcomed me and shook my hand. The security team is excellent. Short-term rentals may have been common a couple of years ago, but that’s no longer my experience. The building has cracked down, with signs warning renters of serious trouble, and tenants must sign one-year leases. My leasing agent has been professional, and the condo operates like other legitimate residences around Thailand. Electricity isn’t included in rent in Thailand, and it can be expensive if you run the AC all day. At my previous condo, Arcadia, using AC only at night still cost me about $60 USD for a month. Here I mostly use fans, and this month’s bill was $15 USD. Bills are paid through the Thailand Electric Authority, usually at 7-Eleven, and are connected to your passport and Thai phone number. For long-term living, I’m very happy with my decision. The grounds are well looked after, the private beach is wonderful, and the staff are great.

I stayed here for a few months. The pool is very good, the gym is okay, and there’s a private beach. Security is very good too.
