Even with just one night here, we felt at home straight away thanks to our friendly, welcoming host. The property is stunning, spotless and clearly much loved. It's in an idyllic setting, with a lovely feel to the house and super-comfy beds. Breakfast was stunning, with a choice of what to have. From here, it's a short walk to the beach and to a couple of good-value places to eat and drink with lovely views. My advice: book right away.

I keep telling my friends about this lovely hotel, and I've never forgotten the best breakfast I've ever had there. Each time, it seems to get better. I love being able to choose breakfast the evening before. It's a delightful place on the way to Woolacombe beach, with lovely rooms, beautiful views and a baaaaaathtub. The hosts are wonderful, and rooms are rarely available, which is understandable. It's amazing for hiking or enjoying what I think is the most beautiful beach in Britain.

The homemade cake left in our room after a hike was such a lovely touch, and we really enjoyed it. Breakfast was plentiful and first rate, with local and homemade produce. Caroline and Colin were fantastic hosts, warm and attentive, and clearly take pride in what they do. We had a perfect stay at stunning Instow Barton. Our room was spacious, beautifully furnished, comfortable and super clean. The location worked brilliantly for us: peaceful and rural, yet an easy 8-10 minute walk to the beach and waterfront, and to the wonderful Boathouse and Instow Arms pubs. It's hard to imagine finding a better place to stay in North Devon. A big thank you to Caroline and Colin, 11 out of 10 from us!

Caroline and Colin gave me a warm, friendly welcome while I was walking the South West Coast Path. Go there if you'd like to stay in a beautiful house with a homely feel and welcoming hosts. It's the kind of place you don't want to leave.

A must for anyone walking the SWCP. Colin and Caroline are so welcoming, the rooms are lovely and clean, and the calm location has nice coastal views from the top of the churchyard at the back. There are also four beautiful laboradors, which were the cherry on top for us. Breakfast was the best part: a Full English, homemade granola, homemade pastries and more. Colin used to be a personal chef, and the food here is fantastic.
