Adelphi Hotel

Please read the owner's replies to other customers before booking. The owner confirmed to me in person that the room I'd paid for didn't exist. He had my money and suggested I leave the hotel. I did, and booked a wonderful room at Leith Waterfront Premier Inn for the same amount. While collecting all your personal details, the owner avoids giving his own name. He also blocks emails coming in to him. Don't bother calling 'relevant authorities' about me. They've already been informed, including about your ignoring my Registered Delivery Letter Before Court Claim, delivered on 25th October 2025 at 10.33 am. This was a SCAM service. The advertised 16 sq m room doesn't really exist. The actual room was about 4 sq m, claustrophobic, stained, and worn through in places, with no room to open a suitcase and a completely webbed window. The owners were arrogant and ignorant, with no willingness to deal with complaints. A disgusting experience. They charge four-star hotel prices for a cheap, worn guest house. Please report the service to Citizens Advice / Trading Standards and seek a refund.

The neighborhood is worth a visit, and that's the only reason I gave this place two stars. If you can pay a little more, stay somewhere else, or you'll regret it. Edinburgh College Residence is a better deal for a similar price, with a kitchen, common areas, and cleaner rooms. In Spain, I paid half as much to stay at Sercotel Sant Boi near El Prat Airport and got fantastic rooms and wonderful reception staff, especially Emilio. The difference in hospitality is incredible.

We booked three nights in the Quadruple room, listed as 35m2, but couldn't stay. A big structure protrudes into the room from an adjoining one, cutting down the usable space considerably. They hide it cleverly in the photos. The carpet had large marks and the bathroom smelled mouldy. There was no acknowledgement that the pictures were misleading. We lost our money because we'd booked non-refundable, which was our fault. Looking at other reviews, the hotel seems proud of its two-star rating and doesn't seem interested in improving. If you want cheap, book here. If you want to feel you got value for money, look elsewhere. We also booked through Agoda, and don't expect help from them, as they'll side with the hotel every time.

I couldn't make my reservation, so I called to ask to cancel. They wouldn't let me explain and refused. I understand that's in their policy, but it felt heartless to me. I only interacted with the service, so that's what I'm commenting on, even though I didn't stay. I'm sure they'll say I can't comment on the property. Read their reply below and make up your own mind about whether the response was heartless.
