Fraoch House was a lovely place to stay for two nights. The rooms were the biggest we had during our two weeks bopping around Scotland, with clean linens and a large bathroom. They were also nice and cool, which mattered to me because I hate a hot bedroom. It’s about a mile, or a 20-minute walk, from the city centre, and conveniently near bus and train stops.

Dylan made us feel welcome during our three-night stay. We arrived early in the morning, and he kindly stored our bags while we went out to explore. The bus stop is right in front, and he was so helpful and polite in explaining how to get around by bus. Our room was clean, comfortable, and great. The location, cleanliness, and hospitality were the best parts, and I’d rate our stay a 10. My husband and I would definitely come back if we return to Edinburg. I’d recommend this place to anyone planning to stay there.

Matthew was amazing, very friendly, and tried to help with anything he could. The rooms were tidy and spacious enough, and the whole house felt clean and quiet. Shops and restaurants are nearby, and the bus stop is literally right outside the door. It’s close to the city too. A hidden gem, and I don’t think you’ll find a better place for the price in Edinburgh. Highly recommend it, and I’ll definitely visit again.

A comfortable, well-run B&B with great service. It’s in a residential neighbourhood that’s handy for central Edinburgh, with good public transport and plenty of places to eat nearby.
