We had a perfect room for watching the Christmas market lights each night after exploring the city. Room 701 suited us really well, with a kitchen area for keeping food and drinks. We stayed three nights in mid-December after taking the train from London. The lift only goes to the sixth floor, but the route was easy, the hallways were wide, and staff helped us with our luggage. The Royal Mile is just steps away, and the tram is easy to reach too. Staff were nice, and we’ll be back.

The hotel first acknowledged that the situation was unacceptable and said compensation would be arranged. After more correspondence, though, they refused financial compensation, saying the power failure was external and beyond their control. A discount on a future stay doesn’t solve it for us as international travellers, and after we politely asked them to reconsider, they stopped replying altogether. We stayed at Fraser Suites Edinburgh from 31 January to 2 February for a city trip. For almost the whole visit, our room had no electricity, so there were no lights or way to charge devices, and, crucially, no hot water for a shower. We reported it at reception right away and several times afterwards. Each time, they said it would be fixed soon, so we spent a lot of time waiting in the room instead of enjoying the city. It was never fixed, and they offered no alternative room or other solution. Whatever caused the outage, the room wasn’t usable for its intended purpose for two consecutive nights. Power cuts can happen anywhere, but the lack of practical help, accountability, and follow-up made this extremely frustrating. I’d strongly advise future guests to take this into account.

Dominic was warm and had great local suggestions, which made our stay even better. Fraser Suites was very family-friendly, clean, well maintained, and convenient, with excellent customer service throughout. The location is outstanding, about a five-to-seven-minute walk from the railway station and nearly everything else. Highly recommended.

The staff were all friendly, the amenities were great, and my friend and I absolutely loved our three-night stay. You can walk to everything on the Royal Mile, with plenty of restaurants and shops nearby. Waverly train station is close too, though getting there involves lots of stairs or a walk around a fairly steep hill. I’d definitely stay here again when I inevitably come back.

The one real plus is the location, right on the Royal Mile and convenient for sightseeing. For the price, which is comparable to Marriott or other five-star hotels, I expected much better cleanliness and upkeep from a place presenting itself as a luxury hotel. Our room was dusty everywhere: on the windowsills, lampshades, kettle and even the towels, with dust visibly floating in the air. There was random hair on the bed and floor, so it clearly hadn’t been cleaned properly before we arrived. The room was supposed to have a kitchenette, but all we got was a microwave and mini-fridge. The online photos show bright, modern, spacious rooms, while ours was old, tired and poorly maintained. The shower tap was stuck and maintenance had to fix it before we could use it. The quality, cleanliness and maintenance were far below expectations, and there’s very little value for the money. If cleanliness, comfort and an accurate representation matter to you, I’d strongly suggest looking elsewhere.
