The garden is lovely, and the whole place feels calm, warm and clean. Carol is such a wonderful owner, always making sure you have what you need. The self-service continental breakfast is plentiful and includes options for people with allergies, and it’s nice if you’re not ready to chat first thing in the morning. My bed was so comfortable, just like sleeping at home. I’ll book again when I’m back to visit family, if there’s a room free. It’s much cosier than a lot of hotels, especially if you appreciate a good landlady and a warm atmosphere.

We keep coming back, and the other guests staying there were repeat visitors too, which says plenty. The family rooms work well for us, the beds are very comfortable, the en-suites have plenty of space, and breakfast sets you up for the day. Carol is always cheerful and friendly. It’s also an easy base for exploring: Lee and the seafront are a short walk away, the Gosport Ferry gets you to Portsmouth, and Southampton is about a 30-minute drive. We have friends in Lee, so we’ll be back next time we’re down.
Breakfast was delicious, and the rooms were clean and tidy, though a little more space for luggage would have helped. They managed to arrange a late check-in at short notice, which was great for our group visiting the UK for Goodwood Revival Weekend. We’ll definitely return.
The freshly cooked Full English was excellent and presented really well. Carol was charming and very efficient, and the forecourt parking was handy. My bedroom was warm, clean and very comfortable, with lots of thoughtful details. The B&B is well placed for a quick walk into Lee, and the Bun Penny pub was only a few minutes away for the Christmas dinner I attended with the National Coastwatch Institution Lee Station. A must-stay.
We came to spend the weekend with my son, who’s in the Navy and based in Gosport. Our family room was spacious, spotless and looked out onto the garden. There were lots of thoughtful extras, including tea and coffee, fresh water, plenty of towels and toiletries. The garden was especially lovely in the evening with the lights on and the sound of trickling water. It’s a quiet spot near the beach, and we couldn’t hear other guests overnight. Everyone on staff was welcoming, and breakfast had plenty of choices, with cooked meals made to order. They were very nice.
