The neighborhood is one of my favorite things about living at n Madison at Ballston Station. People are friendly, and even though I’m far from my home country, I feel safe and comfortable here. I also love the dog-friendly facilities. The dog park feels like a second home for my dog, and the little green park in front of the building is a lovely place to relax. I’ve been here almost four years and have moved between apartments three times. Each transfer went smoothly, and I felt well supported throughout. Thank you to everyone on the staff for being so generous and welcoming, especially Paula, Marianna, Josefina, and the maintenance team. I appreciate your professionalism and kindness.

Our location and the front desk staff, especially Josephine, were consistently helpful and professional. The maintenance team was good too. But the leasing and management team only gets 2 stars from me. We stayed in the same third-floor unit at 4401 for three years. The first two years were fine, but in the final year new tenants moved in upstairs and made constant heavy stomping and walking noises that shook our windows. There was jumping and loud gatherings late at night, often past quiet hours, until midnight, 3:00 AM, and sometimes as early as 4:00 AM. We reported it to the leasing office again and again over the year. They kept saying they were “looking into it,” but nothing meaningful happened until the final week of our lease. We recorded numerous videos and gave them a whole folder of evidence. We escalated the problem several times and even filed police reports, but management gave no updates or real solution. After police told the upstairs tenants to quiet down, they sometimes retaliated by deliberately making more noise. It felt like a constant fight with the neighbors and management, with almost no support from the property. The attached video shows what we dealt with. If you’re considering living here, know that serious noise complaints may get little more than a promise that management is “looking into it.”

The Madison is a good place for families, with great neighbors and staff. I love living here. Grocery stores, parks and recreation, and family entertainment are all within walking distance, and it feels like a wonderful community.

The people have made me feel genuinely welcome since I moved in. The leasing team is kind and supportive, maintenance is responsive and professional, and the community feels warm and respectful. If I were rating just the people, it’d be 20 out of 5. The serious downside is the rooftop HVAC vibration on the top floor. It’s a loud, low rumble that you can hear and feel through the apartment, especially in the living room and bedroom. It gets more noticeable in cold weather and when the systems cycle often. This feels like vibration through the building, not ordinary background noise. Maintenance has been kind and open about it, and explained that the problem comes from the building’s construction and is mostly outside their control. This is a design issue, not a staff issue. The rooftop systems need more buffering from the top-floor apartments. Without that vibration, living here would be close to perfect. Anyone considering a top-floor unit should ask about it before signing. It affects day-to-day comfort unless the owners improve the buffering.

The Saturday farmers market at Lubber Run, right beside the complex, is a real plus. There’s also a welcoming community with regular, kid-friendly activities. I’ve had especially good experiences with Bri, who’s helpful, honest, and personable, and Mariana’s work ethic is stellar. I had a few move-in hiccups with my unit, but the team and service manager Marcus took care of them, and things have been good since.
