Living here has been a nightmare. The building smells of dog urine and poop, cigarettes, and weed, which people smoke in courtyards, balconies, and hallways. Management does nothing, and the odors travel into apartments. The units are outdated and worn, with mold issues and old appliances, and the property isn’t maintained properly. For this rent, it’s a joke. The front office and management are rude and careless. When I go to the office, staff are often gone or on their phones. They ignore complaints and maintenance issues and treat residents horribly. This place is dirty, overpriced, and badly run. Save yourself the stress and don’t move here.

In one year my apartment had four leaks: two from the HVAC dripping into my closet and ruining personal belongings, one in the maintenance closet, and one from a washer line backup. Meridian management has never offered compensation or permanent fixes for any of them. See the attached photos for what they consider acceptable, accessible living conditions. The maintenance team has responded and repaired the damage very well. Management, though, has been cold and uncaring. I wouldn’t recommend living here.

The Metro location is great, and the pool, courtyard, and gym are decent. Concierge staff are polite and helpful, while maintenance is responsive and professional. Management doesn’t seem interested in tenant loyalty. Rent is already high and keeps going up steeply instead of using reasonable increases to keep long-term residents. The garage doors can go months without repair, creating security problems, and parking is a mess because people can park over the lines without enforcement. Meanwhile, management spends on pointless monthly events instead of fixing the doors or lowering rent. The hallway walls are so thin you can hear everything.

Roaches started appearing about a month after we moved into Phase 2. I’d lived in the courthouse area for four years, three at The Prime next door, and had never had roaches before. We put in three pest control requests over three months, but the roaches kept coming. After three failed treatments I gave up on more requests and used boric acid, which reduced how often we saw them. They were still in the building on our last day. The sunroom was another major problem. It had no HVAC or ventilation, just the large windows, which kept collecting condensation even when I dried them every day. In winter, after months of this and poor insulation, the room developed a huge amount of mold. Maintenance blamed my plants, then had to replace some drywall because the mold was so thick. Afterward they said we needed a dehumidifier. We felt they should provide one because the moisture was theirs to address, as Arlington County tenant rights explain. They did supply it, but never offered rent relief or credit, or took responsibility. The amenities don’t make up for it. We used the courtyard, rooftop, and pool, but the club rooms and gym smelled strongly of mold. Younger residents were allowed to play beer pong around the property, and the parties and loud neighbors at all hours made it feel like a frat house. If that’s not your scene, think twice. The building also felt expensive and moldy, with noisy neighbors. When it came time to renew, they raised our rent, even though we were already paying $2450. We were planning to leave anyway and said good riddance. I don’t recommend Meridian at Courthouse Commons. Nothing about the property or management felt luxurious or pleasant, and the other bad reviews ring true. Research multi-million-dollar property management companies before signing.
