Luxury Old 4th Ward Apartments

My apartment faces the courtyard and has a wonderful view. The residents I’ve met have been nice and respectful, and the team here is great across the board. I also love the location, with Ponce Market, restaurants, shops, and the beltline all within walking distance.

I’ve lived here four years, and it’s disappointing how much the quality and management have slipped over the past year. When I moved in, the community was maintained well, responsive, and secure. That’s no longer my experience. I wouldn’t recommend living here right now. My new car was hit in the garage, right in view of a security camera. Management told me all cameras had been down for over a month while waiting for parts. For a complex that advertises secure parking, that’s unacceptable. If repairs take that long, they should find another vendor. Without working cameras, the garage feels unsafe, and there’s been no real accountability, resolution, or communication that the cameras weren’t working. Another recent incident was someone ripping a fire alarm pull station off the wall. The alarms went off all night while the fire department tried to disable them. Management’s only response was to offer CFA biscuits the next day on a first-come, first-served basis. That didn’t come close to making up for the disruption. The pool was closed from January 21, 2025 until August 8, 2025, a full seven months. It was originally meant to reopen before Memorial Day, but management later blamed city permit issues. Permits should’ve been cleared before construction started. Residents had no pool for most of the summer, including Memorial Day and the Fourth of July. The dog courtyard and gym were also being renovated, leaving three major amenities out of use for much of the year. Even with those delays, there was no compensation or rent adjustment.

Nala helped me tour a few properties today and was very helpful with my application. She was professional and made me feel welcome through the whole process. The property units are really nice too. I recommend AMLI, and suggest asking for Nala.

We moved in back in November after being told all these great new amenities would be ready by March. It’s now almost the end of June, and the pool, courtyard, and gym still aren’t finished. We’re paying outrageous rent and can’t use any of the amenities. Since they tore up the courtyard in February, there’s been no progress at all. Communication is terrible. Whenever I call to ask about the timeline, I’m told it’ll be another two weeks, and then two weeks again. When I complained, they said they could give us access to other AMLI facilities.
