The building has resort-style amenities, and Unit 608 makes the most of them with its unbeatable view. It's on the 6th floor of The Yacht Club at Aventura, facing both the pool and marina. Natural light through the glass doors draws you toward the balcony. Mornings bring golden reflections on the water and boats drifting by. In the afternoon, you can relax looking at palms swaying over the turquoise pool, and at night the lights below come on. The roomy, thoughtfully laid-out interior works for relaxing, entertaining, or simply enjoying the view. The kitchen opens into the living area, so you can cook and still talk with guests. Bedrooms are quiet and cozy, tucked far enough from the activity to feel like a retreat. It feels like a postcard, except it's real and yours, a place to feel inspired.

The building itself is very nice, which makes the problems with management frustrating. Office staff and management generally aren't very courteous, and in my opinion the place doesn't seem properly managed. Requests often aren't handled or taken seriously. The management company doesn't appear to be working effectively or professionally.

We arrived exhausted around 1:00 AM and couldn't enter the building because there was no reservation under our name. Security let us have a temporary key after we showed our texts, so we wouldn't be stranded outside. At the apartment, the pass code they'd given us was wrong. We spent almost an hour trying to get in and calling and texting both Gaby and Jean, but neither answered. With no other option, we left and booked a hotel for the night, which cost another $169 out of pocket. Neither replied the next day either. We went to the management office for help and got an incredibly rude, unhelpful staff member who clearly didn't care. They only called us back after we threatened to file a police report, which says a lot. We had paid for an apartment 2 months in advance, then were told ONE DAY before our flight that Gaby had “accidentally” double-booked it and it wasn't available. Completely unacceptable and unprofessional. Rather than properly fixing it, she pushed us to rent from her friend Jean in the same building. It was last minute, so we had no choice, and paid extra just to get a place. This was one of the worst travel experiences we've had: no communication, no accountability, complete disregard for guests. We'll never return, and strongly warn others to stay far away.

If you're planning a vacation or rental here, avoid a unit with windows facing the pool. Noise from people relaxing there goes on all day, then in the evening there's loud music, laughter, singing, and conversations from people drinking and partying in the BBQ area. It's overwhelming, from 8 AM to 10 PM. Management does nothing when asked to at least quiet things down by 9 PM. They clearly don't care about residents who need to get up early for work or school. Each evening feels like a train station outside the window. We're just waiting for our lease to end and won't stay again. It's loud, with absolutely no respect for the people who live here and pay a premium, and I wouldn't recommend it to anyone.

The community has lost its residential character and reputation. Long-standing owners have left, and long-term renters and buyers avoid it. My sister and I have owned multiple units for over 25 years, for our families to use, not LLCs or short-term investments. We chose a community that was stable, residential, and well managed. It no longer is. This is a good faith account of sustained, systemic failures, a pattern of mismanagement, concentrated power, and disregard for long-term resident owners. Communication is nearly nonexistent. The management office is extremely hard to reach, follow-up is rare, and legitimate questions about budgets, contracts, and services go unanswered. New service contracts have been made without proper budgeting, setting up another HOA increase. Under Diego Lerej's long-standing presidency, owners' concerns are routinely ignored or shut down. Major decisions happen without notice, and residents sometimes return home to find changes already underway. Owners asking questions are sent between the board and management office, with emails unanswered and no accountability. Management has been unstable for years, with multiple directors in just a few years, while long-tenured staff who once kept things running have left. There is no consistent on-site management leadership now, yet hiring decisions continue without owner knowledge or disclosure. It creates a clear appearance of favoritism and conflicts instead of professional oversight. Short-term rentals and LLC-owned units have expanded unchecked, changing the community's character. Enforcement seems selective. HOA fees keep rising, while resident owners like our long-term families bear the costs of overcrowding, extra wear and tear, and poor planning. Amenities are badly managed. The pool area is chaotic, without meaningful security or enforcement. People hold seats for hours, noise is constant, and rules are ignored. The jacuzzi has been closed for nearly two years after city health violations, with no clear explanation or timeline. Owners are repeatedly told work is underway, but nothing changes. Elections and owner participation raise serious concerns too. Voting materials have been inconsistent, owners who flagged errors were dismissed, and third parties attended meetings without introduction. Owners who question the process or transparency are silenced. This is a multi racial, multi lingual community, yet official association business is often conducted in Spanish without translation, excluding many owners and preventing meaningful participation.
