I’ve been at The Landing for about eight years, and it’s been a positive place to live. Being close to everything downtown is great, and my neighbors have always been friendly and respectful. The grounds are usually very well kept, though the recent blizzard made things chaotic. Maintenance has responded quickly whenever I’ve needed something, and the office staff are helpful. I recently talked with Valerie, who’s new, and she seems personable and like a great addition to the team.

January 2026, second edit: Management has now sent multiple emails without taking responsibility or apologizing for failing to get our parking lots plowed, or for the impact on residents. That’s unacceptable. The storm was forecast days ahead, so there’s no excuse for leaving the lot uncleared. The Y and First Baptist Church next door had spotless lots, even as snow was falling and they kept plowing. Medical professionals and first responders live here and pay for parking, and they need to get to work during snowstorms. This is the Landing’s failure, not simply the result of severe weather. New ownership deliberately fired the people who were already here instead of keeping the previous plowing and cleaning contracts. The Y is a nonprofit, and the Landing is a business, yet the Y and the church consistently cleared their lots. Management’s insistence that residents be understanding of the company’s incompetence makes me think they’ll keep trying to condition us to accept lower standards and a worse quality of life. I’ve attached photos comparing our lot with the Y and the church. Management needs to take responsibility and apologize. Since new ownership and management took over, there have been major problems. They fired the staff who knew people in this community and replaced them with someone who was a stranger to all of us. They also dismissed the regular cleaning crew, and the building and living experience got dirtier. During the record snowfall last weekend, they didn’t hire enough help to plow, even though they charge us $75 a month for parking. This apartment advertises itself as a good fit for first responders, yet those of us who are first responders got no parking lot management during the storm. We never used to have problems with thorough plowing in winter storms. Now we’re trapped in several feet of snow while the Y’s lot next door is thoroughly cleared. The hospitality has disappeared, too. We used to come home to popcorn in the main building and a sense of community, but that seems to be over. To me, these early changes show that the new team doesn’t prioritize tenant happiness or wellbeing. I hope things return to how they were. Otherwise I see life here and the building continuing to go downhill. Before the change, I’d lived here for over a year and it was the best apartment experience I’d had. We often got free popcorn and smiles at the entrance, the management and neighbors were friendly, and maintenance issues were handled quickly. I also loved the building’s architecture and the downtown views. I credit our wonderful management staff, Raquel and Anne, with keeping us happy at The Landing.

I was amazed by my river-facing apartment, with its own balconies and a path where I can walk my pet. Living here is great. There are lots of amenities nearby, and having parking in this part of downtown Dayton is hard to find at other properties. The apartments are great, the new manager is friendly and responsive, and the maintenance staff are attentive and professional.

The Landing’s setting along the Great Miami River is special, with its wide landscape connecting to Riverscape Metro Park, bike trails, and other outdoor activities. I’ve lived at the Dayton Landing for 15 years and enjoy being downtown. Maintenance responds promptly to work orders, and the on-site management team is professional and respectful. During the recent historic snowstorm, the residential lots, sidewalks, and steps were cleared quickly, which I noticed and appreciated. After the big snowstorm, I couldn’t get my car out, so the maintenance team came over and helped shovel it free. Contractors were there working hard to clear the lot, too, and everyone was helpful and understanding. I really appreciated the effort to look after residents in a tough situation. Things like that make living here feel good. Thanks to the team for all they did.
