The staff were attentive and really wanted to know how they could make our stay better. Our room was clean, with a nice note from housekeeping, and the lobby had a pleasant feel after its recent renovation. Breakfast started at 4 AM and included waffles, eggs, and sausage. Great hotel for the price. I'd absolutely stay again.

I didn't see bed bugs, but the bed bug poison or killer on the kitchen counter left me worried. The bath mat was dirty, and the floors hadn't been swept or vacuumed. The first place also smelled of Indian food, with old food left open, while people cooked and talked loudly until 10:30 pm. There were old appliances on the porch. The operator did move me to another room after I complained, but the whole place felt dirty and uncared for. I booked UD guest house assuming it was connected to the university and would be like a clean dorm room. It isn't associated with the university. I won't return. Next time I'll do more research instead of assuming a place like UD is university related.

A washer and dryer, a full kitchen, and a rate of $45 a night made us really happy we picked this place. The people who work here are very nice and respectful. It might be one of Dayton's best kept secrets. We'd likely stay here again, and I'd recommend it to anyone looking for a hidden getaway.

I'm glad there's no lease, the price is reasonable, it's convenient for my work, and I have a first-floor room. But this place seems meant mostly for short stays, and people come and go all the time. You don't know who they are or whether you can trust them. There's no background check for residents, so I'm concerned a criminal could be living there with me. I was told UD Guest House was mainly for researchers at the University of Dayton, but a couple of construction workers moved in the other day. They have a lot of trouble following the rules, like locking the door when they leave and staying out of other people's spaces. It's made me think twice about living here.

They won't give your deposit back, and the owner is a lawyer if you go to court. Stop staying here. Management and customer service are bad. Yash, Ben, and zarguz are different names for the same manager.
