The sewage contamination was eye-opening, and I feel especially bad for people living in the 05, 06, and 07 apartment stacks from the 12th floor down to the 3rd. Glenarm is a shining example of why Greystar has a poor reputation. I wouldn’t set foot in that building again, even if I were paid to. In July 2025, sewage water flooded our apartment and more than 20 other units. We had to stay in a hotel for a month before ending our lease early. The expenses were astonishing, most of our belongings were destroyed, and dealing with renters insurance took months. Damage caused by the restoration contractors wasn’t covered by insurance, and the Glenarm Community Manager and Assistant Manager still haven’t resolved it after multiple calls and emails. It’s been seven months. The leasing staff and concierge were especially unpleasant throughout the ordeal, particularly Bre Bell, Adam Adams, and Lina Johnson. I could list plenty of other problems with the property and staff, but the other one-star reviews already do a good job describing this disaster.

The management response is right there, deflecting without giving a clear explanation. I’ve attached an example of an average utility bill here. Utilities alone have cost me close to $300 a month throughout the two and a half years I lived in a one-bedroom apartment. When I asked for clarification, the breakdowns were vague and based on square footage and occupancy formulas that still didn’t explain the regular charges reasonably. Many new residents aren’t even told the building pools utility bills. I contacted corporate several times and never heard back, so don’t expect a response when you raise concerns. There are plenty of other problems too: leaks and flooding happen often, common areas smell like sewage, elevators are frequently out, amenities are often unavailable, packages get stolen, and there’s graffiti on the walls. The building often feels dirty and neglected. The night concierge is there but mostly unhelpful. In my unit, a rusting dishwasher stained dishes, and broken light fixtures were called “discontinued” instead of being properly replaced. The light stayed broken for my entire tenancy. Management has been inconsistent and dismissive when I raised issues. For the rent, this falls nowhere near the advertised standard. Between the unexplained utility costs and ongoing maintenance and safety concerns, I’d look elsewhere before signing a lease. You can find an actual luxury modern apartment downtown for less. The positive reviews here also look clearly fake.

I’m happy here overall, especially since the new management team arrived. I like my unit, and the price is great for the location. Ruby Gonzalez is lovely, as is the desk worker right in front of her office, though I’m blanking on his name. The previous management team was terrible when I first moved in, but they’ve since been replaced with a much better one. There are still recurring problems. At least one amenity is always out of order, and it can take months to fix. Communication is poor, and the needs and opinions of staff and tenants don’t seem to be a priority. The elevators break down too often, though that has improved a lot. I’ve lived here about a year, and Greystar as a management company still leaves a lot to be desired.

I lived here for years, across different floors with different elevators, and through the period before the new administration. For me, it was the most beautiful home I’ve had. The downtown location is unmatched, and the amenities are amazing: I became a marathon runner using the gym, and there’s also a yoga room, movie room, wooden deck, and valet parking. For the price, if you find a spot, take it. Even if an elevator goes down every couple of weeks, yes, I’d still move here. The service elevator has always worked during all those years. You’ll hear the bad experiences because people don’t comment as much when things go well, but when something does happen, it gets handled quickly. I think people don’t realize that. The management is amazing, and I’ve always been kind with them, and they’ve looked after me way beyond what I expected. I had some personal issues and was given so much grace. When I’ve had an emergency at 2 a.m., maintenance has come right away. The staff are all great and bring solutions, not excuses, if you talk to them. I’ve also never had a surprise bill or charge. Their pricing has been transparent.
