1812 Overture B&B

Luke and Pedro made our first visit to KC easy, with lots of helpful tips. We found 1812 while searching for a downtown hotel and were glad we did. The room was great, and so was breakfast each morning. There are plenty of restaurants and bars within walking distance in the arts district, and parking right out front was simple. If we come back to KC for any reason, we know where we’ll stay.

We got to enjoy the lovely KC fall weather from both outdoor spaces, and breakfast with local produce was a delicious start to our departure day. This was our first real B&B stay, and Pedro and Luke made us feel welcome and looked after. They even texted the morning we arrived to make check-in easy. Thanks for a wonderful visit!

We spent time around town using the free tram to visit the farmers market, antique store, museums, historic library, and downtown BBQ spots. The B&B is also very close to the Kauffman Center, where we saw the Opera. Pablo and Luke were friendly and attentive, and breakfast made with ingredients from the garden was delicious. We kept our original room for the balcony and clawfoot tub, even though they offered us an upgrade at check-in. The location is great, though the nearby freeway was a little loud if you have trouble sleeping. We’d recommend this B&B to friends and family. We love Kansas City and are already looking forward to another trip!

The beds were comfortable, the rooms were adorable, and breakfast was delicious. The owners are kind and know a lot about the house and the surrounding area. 1812 Overture is a lovely little B&B in a quiet neighborhood, especially if you enjoy historic homes and quirky areas. I can’t recommend it enough.
