I booked with this property management company across several units for over a year and spent well over $40,000. The locations were convenient and often seemed affordable, but the experience was inconsistent and frustrating. Prices changed frequently without a clear reason. Despite my loyalty, they never offered flexibility, discounts, or support when problems came up. Cleanliness was a repeated issue. Several times I checked in to find dirty showers and toilets that needed extra cleaning requests. In shared units, previous guests often left the kitchen in unacceptable condition. I documented this with photos and videos. I also saw mold on some shower curtains or window coverings from condensation, and comforters didn’t appear to be washed regularly between guests. Access was another serious problem. The key fobs often malfunctioned and locked me out without warning. On several occasions I couldn’t get into the building and waited 3-4 hours for a host to respond and restore access, including late at night or early in the morning. It created serious safety and convenience concerns. At one property, the first-floor trash area was locked even though guests were expected to dispose of their rubbish. Checkout left me unsure where to put it. Later, they blocked me from booking again for allegedly leaving trash behind, though it was just normal household items, not food, and I hadn’t damaged the unit. I’ve never destroyed or damaged any property during my stays. Little Havana near Brickell may look convenient on paper, but the area can feel unclean and noisy. There were frequent disruptions, including loud street noise, roaming animals, and issues in shared units involving smoking, pets, and conflicts among guests. In my view, tenant screening and overall property management could be better. If you’re considering booking because the price is lower, be aware of these possible problems and set your expectations accordingly.

I stayed for two weeks and needed the peace, so I accepted a very pricey rate. The views from my room and the rooftop were amazing, and the showers were the best. Around the building there are several supermarkets, local restaurants, a Walgreens pharmacy that was closing at the end of January 2025, the baseball stadium, and other things. There’s even a small mall about a 20-minute walk north. The room was very minimal: a bed, a wall-mounted desk you can’t move, and not much else. You need a phone to download an app for entry and laundry. Maintenance bothered me once, thankfully just that one time during my stay. The kitchen was okay, but it only had a drying rack, and the stovetop wasn’t working well. My room’s heater didn’t work when the weather got cold at night, though the AC worked great. It was a decent stay, with quality slightly above average. I just wish it were more economical.
I called the main number listed online to ask about leasing a unit with two incomes. I was told there was availability and started a long-term lease application, but after paying the application fee, I never got the promised refund. I also received no follow-up about moving in. The whole thing felt unprofessional and like I was being given the runaround. I’ve signed leases before, so I know what to expect. Can you actually say whether a unit is available?
The deposit was never returned, and when I asked for proof, they sent what looked like fake records for two refunds that never happened. That was only part of a deeply unsafe stay at Pastel. I had to move between three apartments because of serious safety concerns and terrible hygiene. The rooms smelled bad and were dirty, with stained, used sheets, hair on towels, and filthy bathrooms. Whenever I raised an issue, the host denied there was a problem. A guest who seemed to be under the influence of drugs kept knocking on my door through the night, blasting the TV, and exposing himself. I had to contact the manager and police. He was still allowed to stay afterward, which put future guests at risk. I strongly advise staying elsewhere. This place felt unsafe, filthy, dishonest, and badly managed.
Management was quick to respond, and it’s a nice place.
