03SEPT25, my response to the false allegations: On Friday, August 29, 2025, at about 3:06 p.m., my house guest called to say, “the Maintenance Man is here.” I had never received the required “24-hour notice.” I spoke to the Maintenance Man and said, “I am not home, but will be back within the hour. I would like to be home during the bathroom sink/pipe repair, can you please come back later?” He told me he had to leave work by 4:30 p.m. and that I would have to wait until the following week because Monday was Labor Day. I have the legal right to be present for all repairs in my home. Under Florida Statutes § 83.53, there was no emergency, so this entry was not authorized and was illegal under Florida state law. The statute clearly requires landlords to give at least 24 hours’ written notice for non-emergency entry between 7:30 a.m. and 8:00 p.m. If you want to resolve this amicably, take responsibility and follow the law. Stop hiding behind made-up excuses. More than five months have passed since my first complaint about the smell of mold throughout the house, and the HVAC/AC unit still isn't working properly. Instead of getting defensive, hire licensed professionals to deal with the problem. ONE MONTH AGO: I enjoy the neighborhood, lake, neighbors, and people, but the rental isn't worth what I pay. At the walkthrough, I pointed out things inside that needed cleaning, painting, or repairs. They promised several things, including “NEW” bathroom fixtures, but ten months later none of the old, rusted fixtures have been replaced. I asked for the carpet to be cleaned before I moved in. They said it had been, but it was filthy and musty, so I paid to have it cleaned myself. I also paid to buff the laminate flooring to remove embedded scratches and scuff marks, although I had been told that would be taken care of. Nothing was done. The old, faulty AC gives poor air circulation and leaves the house smelling like mold. My FPL bill is over $400 a month for a 1,200 sq. ft., two-bedroom townhouse, and my utility expenses have doubled since I moved in. There's also an exaggerated $200 late fee added at 12:01 a.m. on the fourth day of the month if rent is late, and parking is horrible if you have two cars. I attached a few of the many photos I've taken. I was shocked to hear from a couple of neighbors with units the same size that I pay almost $800 more in rent. I feel like a complete fool for rushing into this.
