I’ve spent three years at Riverview Landing, and these photos from different occasions and weeks show what it’s been like. Even though we’re right beside 'Arrive at Valley Forge,' the management is completely different. Arrive salts and plows ahead of time, while our parking lot is left like this. The same lack of care shows up elsewhere. The lobbies are usually neglected, landscaping is always late, and maintenance is hit or miss. Management can’t control everything, like residents littering, but they set the tone. I think tenants would treat the place better if management showed they cared about it.

My apartment itself has generally been fine, but living in this community has been a frustrating experience and hasn’t been worth the rent. There are too many unresolved problems with safety, maintenance, and management accountability, and they outweigh the positives. The shared spaces are in poor shape. The elevator is frequently out of service, the lobby looks worn and smells bad, and cleaners come through without much ongoing work to improve it. The gym is lackluster, with equipment often broken or unusable. In winter, snow and ice preparation is minimal, leaving walkways untreated for days. Dog waste is common around the property because enforcement is poor and waste bins aren’t emptied often. Inside the apartments, bathroom ventilation is inadequate, so mildew is hard to prevent regardless of how often you clean. The carpets were in poor condition when we moved in and have continued to lift and deteriorate. Building security is a repeated concern. Packages are often stolen, and broken exterior doors let people who don’t live here into the building. Flooding has happened multiple times. Although the lease discloses the risk, cleanup afterward has been slow and disorganized, taking far longer than it should. It leaves me with little confidence in how the property is managed. Maintenance requests often take too long, even when basic living conditions are involved. Dryer vents aren’t cleaned regularly, so I’ve had to submit multiple requests; otherwise, clothes take several cycles to dry. We’ve lost hot water unexpectedly more than once. In the latest incident, maintenance returned three days in a row before replacing our unit. We’ve also had leaks into both the bedroom and kitchen. Management’s communication and responsiveness have gotten worse. The office recently added an AI phone system, which concerns me especially in urgent situations, and residents don’t have a clearly accessible emergency maintenance number. Rather than take ownership of ongoing issues, management often gets defensive or makes excuses. I saw a response to a negative review claiming these issues don’t exist and residents “love it here,” which doesn’t line up with the many negative reviews currently posted. I wouldn’t recommend this property. The apartment itself has been fine, but the community experience has been extremely frustrating, with far too many unresolved issues for the rent.

I’ve lived here close to two years and have been happy with it. Valley Forge is an easy walk away, and it’s peaceful and quiet while still being a 10-15 minute drive from Phoenixville, Conshohocken, norristown, and only 30 minutes from Philadelphia. The location is perfect for me. The leasing staff have been great and are only a short walk or phone call away. I’ve called maintenance twice, once for a burnt-out disposal motor and once for a sticking porch door. Both times, the guys were very nice and sorted it out promptly. The amenities are a nice bonus too: a decent gym, billiards and shuffleboard, grills, a pool, and free coffee. Highly recommend!

There’s plenty to do in the nicely maintained common area, including the gym, pool, and billiards area, and it’s stocked with coffee. The leasing office staff are helpful and quick to respond. Shoutout to Natalie in the leasing department for answering all my questions about Riverview! The grounds and apartments are beautiful, and it’s great being near Philly and Conshy, with Valley Forge trails close enough to walk to for a good hike.

Since October 27th, we’ve been dealing with one apartment problem after another: HVAC trouble, water damage, and now a ceiling leak above the washing machine. Part of a wall, the baseboards, and carpet were removed because of mold. We were told repairs would be finished “soon,” but it’s been weeks. We’ve also had no hot water for seven straight days, even after being told it was fixed. Tonight we came home to dirty water leaking from the ceiling onto the washing machine, soaking our clothes and damaging the ceiling. We haven’t been able to sleep in the master bedroom for over a week, so we’ve been on the living room couch. This is supposed to be our home, but it’s become unlivable. For what we pay in rent, these conditions are beyond unacceptable. Between the mold, lack of hot water, and new flooding, the place is falling apart. Tenants deserve better than having to live this way while management shows no urgency or accountability. I believe this is the owner’s responsibility, not maintenance’s. The building’s owner needs to take accountability. We’re contacting code enforcement in the morning because we’re done dealing with these constant problems. My husband James posted his review earlier this week to show this has been ongoing. Now there’s a leak with the roof caving in, and we still have no hot water.
