The people here made the whole process easy. They were professional, answered all my questions, and made sure I felt looked after. The community is welcoming and well cared for, too. I had a great experience from beginning to end, and would recommend these apartments to anyone wanting a place that feels like home.
The pool is nice, and it's usually quiet, but the rent feels way too high for what you get. These aren't the luxury apartments they're advertised as. I don't think they've had upgrades since they were first built, and maintenance problems keep coming up. The gates are often broken, and even when they're working, the fobs are unreliable. The gym equipment looks salvaged, the spa is never open, and the breezeways are always dirty.
I was away from home often because I'm in the military, and later found an email about changing my blue sticker to a red one. There was no note on my door. My vehicle was towed on December 19, 2025, and I got a warning text only after that happened. Management said they'd sent three notifications, but I only found the email. They text residents about gatherings and other trivial things, yet didn't send a text before towing my car over a technicality, even while the gate was out of order. The towing company showed more remorse than Acqua did. The gate was broken for most of my time here. It works now, but the key fob doesn't. Corporate and onsite management refuse to address issues, and I saw serious integrity problems. I would never recommend this place to a service member or anyone else. In my 31 years of service, I've never been this ashamed to call somewhere home. Acqua Less than Luxury apartments is for you if you want a place willing to tow a resident's car and defend it by claiming they'd given notice.
The internet was out for more than a week and a half, but the complex never replied to either of my two emails about being charged for service during the outage. Then I came home to a bill on my door. They managed to walk up 40 steps to leave it, but couldn't answer those emails. That was on 1/21/24, and it sums up how awful communication is here. I've been here since May and run into at least one maintenance issue every month. The hot water has gone out again and again, including a third time this year. On 2/24/24 I put in a work order before 2:30 pm, but by the time I left around 3, all the maintenance shops were closed. I had to go through another weekend without hot water. The team had come the week before to fix it, and it still failed. There's no weekend emergency maintenance. When I moved in, I also went two and a half months without AC. They said it wasn't an emergency because the apartment wasn't over 90 degrees, though it was 87. Trash piles up at least twice a week. On 3/4/24 I got home from work and the mess was still there. It was pouring, and the smell was unbearable. The front office barely answers the phone and always has an excuse when a request isn't handled right away. I'm looking for somewhere else and can't wait to leave this austerity apartment.
The gates on one side are left open 24/7, even though there have been car break-ins and thefts. Around the property, the steps, walkways, and railings are never cleaned. Residents are told the compactor is working, but it's broken and out of place, and no one has communicated about it. They even offer sandwiches for positive Google reviews, and only a few people seem to have taken them up on it with fake five-star ratings. There's nothing luxurious about living here. The pool has been closed since September despite the residents' handbook saying it's open all year, and the hot tub has been covered and out of order the whole year. The grills by the pool don't work either. The vacuums at the car care center make noise but have no suction, and the power washer is shut down seasonally. The treadmills are broken, and other gym equipment needs repairs. When the dumpster fills up, the solution is to keep your garbage in your apartment, which can bring roaches. If you work remotely, the frequent internet outages could get you fired. The gates are often left open at night when they break, so the gated community gives a false sense of security. Don't be fooled by the pictures on the 1200 website.
