Breakfast was delicious, with lots to choose from, and we enjoyed it on the front porch overlooking the view. We stayed in basement-level private Room 8 over Labor Day weekend and had a great time. The innkeepers were friendly and made room for us even though we booked at the last minute. It's an easy walk downtown in Rockport, and there was plenty of parking. We're already looking forward to coming back.

The room had a strong dead-rat smell, and we ended up spraying bug spray around just to cover it long enough to do what we needed. That alone made the stay gross. The bathroom was dingy, the towels were tiny and rough, and the shower didn't work right and flooded the bathroom every time. Lynne, the Innkeeper, made us feel like we were in her way. She was unfriendly at check-in, scolded us for arriving late even though we'd told her ahead of time that we were in town for a late-ending wedding, then walked off when I tried to apologize. She couldn't suggest a restaurant when we asked. After about a day and a half, we started using the outside stairs and going around the back to avoid more unpleasant encounters. Breakfast was a letdown too, with curdled milk, mostly carbs, and nothing hot or good. Friends staying at other local B&Bs raved about their hot breakfasts, so I'd choose one of those. There are lots of other places around, and I'd stay anywhere else.

We stayed a few years ago and had to leave early because of circumstances. The owner was really nice to us, and the place itself was beautiful. Our basement room had a whirlpool tub that was just what we needed. We did have a couple of odd, spooky experiences, though.

The harbor is only a few minutes away, and there's a yard with plenty of seats and a view of quaint Rockport. Inside, the rooms are clean and cozy, with wireless access, an ice machine, and a reading and TV room. The hosts were delightful, and breakfast was a full meal, not the usual continental spread. It's a seasonal inn that closes in October. Highly recommend it!

Lynn can handle any diet at breakfast, and the Inn feels welcoming. This is my regular place to stay in Rockport, MA. The basement room has its own entrance and a jacuzzi, and you can walk to everything nearby. If you drive, it's even closer. I'd recommend it to anyone who doesn't need a beach view.
