22Land Heritage Hotel & Retreat

I spent four very restless days here after staying in early January 2025. Before booking, I repeatedly asked the owner about construction noise because I was worried it would affect our rest. I was told the hotel was very quiet and comfortable now. In reality, the nearby work was deafening from early morning until late at night, and my family and I couldn't sleep peacefully. There were two packs of earplugs by the bed, and I was grateful for those, but I still felt cheated. The hotel itself was beautiful, just as the Agoda photos had led me to expect. The staff were friendly and breakfast was delicious, and I don't want to hurt the hotel by describing what happened. But after checking about the noise before we booked, it was upsetting that we couldn't enjoy the stay. I hope the hotel can treat guests with care and improve things beyond the decor. I stayed four days, in case the booking record helps.

We booked a family room, but found mold or fungus on the ceiling and water marks on the walls. A family member's breathing was affected, so we asked to change rooms. They told us to wait a day because the hotel was full. I understand rooms may not be available, but the condition was gross and we're now frantically looking for somewhere else to stay. The room's unused pillows had bits of hair on them, the electrical devices weren't plugged in, and the lamps didn't work. Family rooms are on the eighth floor with no lift, so we carried five bags up the stairs with help from the one staff member available besides the receptionist. The hotel is in a slightly dirty residential area, about a thirty minute drive from the main city. The online reviews gave us a very different impression. I wouldn't recommend it.

The design is unusual, the room had lots of extra amenities, and the price was reasonable. Breakfast was good, though it could be better. Still, the lobby smelled a bit, and the power went out several times while I was there. With no generator, each outage left everything completely dark for hours.

I'd stay here again if I came back to the area. The park next door was nice, and I enjoyed hearing people, kids and adults, playing nearby now and then. It wasn't loud. The staff were mostly able to speak English, and the receptionist spoke it well. I also had about a week's worth of clothes washed and brought back to my room for around 200,000 dong.
