My Duc Deluxe Apartment

Right in the city center, at the Hang Xanh intersection, the apartment building has a prime location.

It feels dirty and untidy. Parking right in front of the entrance makes the place look cramped, and the elevator is small and hot with no air conditioning.

The apartment feels spacious and airy. Outsiders shouldn't park their vehicles here, though, since they charge an exorbitant price. :)))

There are some pluses: the area is large, it’s near the city center, it already has a land ownership certificate, and the management fee is low at 6k/m2. Motorbike parking is 60k a month and car parking 600k, but there’s hardly any chance of getting a car space. The lot is cramped, with motorbikes parked everywhere as soon as you enter. There are frequent system problems that don’t get fixed, and the elevators are noisy and often out of order. Noise is another headache. XVNT side has karaoke, and the back faces the Van Thanh area, which closes on weekends and holidays. There’s no children’s playground, so kids have to be watched while playing on the street with heavy car traffic. The building is 16 years old, poorly maintained, and falling into disrepair.
