This was the worst experience I’ve ever had. I was told the rent covered cleaning, sheet changes, laundry, water, internet, service fees, and management fees. Then they charged 100,000 VND per person for water, despite saying it was included. I paid the water bill for my first two months, but in my final month they tried to charge me again for all three months. I caught the error myself, or I’d have lost money unfairly, and management still hasn’t apologized. Laundry charges were another surprise. Nobody told me during my three-month stay that laundry above a basket limit would cost extra. They only brought it up at checkout, saying accounting had added fees when I was trying to get my deposit back. I deal directly with the manager, not accounting, and it felt like they were looking for last-minute reasons to deduct money. If they’d told me earlier that my laundry was over the usual amount and would cost more, I’d have paid with no problem. I don’t have time to wait around while they argue internally over a few hundred dollars in laundry fees. I was also told the gym was free, but only one person can use it at a time, and you have to call the card owner before each session to check if it’s available. That was uncomfortable and inconvenient. They said cars could fit in the alley, but left out that cars aren’t actually allowed to enter. Any one of these things might seem minor, but together they show a serious lack of transparency. It felt like they advertised one thing and delivered another. Clear communication from the start could have prevented all this.

Travellers, stay away! I had an extremely bad experience here. They took a deposit, then gave us a different room, and the sheets were dirty. The hotel is inside a restaurant, and the owner showed no courtesy at all. It felt like the owner would cheat you out of your money. Stay here if you want to get burned 🙏🏻

We stayed one night, then got out of there. We booked a room but were given a different one, the sheets were dirty, and they kept our deposit instead of returning it. This place is a scam. All travellers, stay away!

The place itself has relatively new, modern facilities and a central location that makes getting around easy. But the food smells from the ground-floor restaurant spread through the building, which really hurt the sense of freshness and cleanliness. The service problems made the stay disappointing. We had no hot water in the room for more than a day. I reported it to the technical team at 9 PM and was told it was outside business hours, so it would be handled the next day. Nobody followed up or fixed it, even after I asked again. I also needed an invoice on checkout day because my company has strict accounting rules. Despite several reminders, it took two days to arrive and complicated my internal process. When I followed up, the team said a late invoice “shouldn’t be a problem,” which wasn’t a satisfactory answer. These issues suggest gaps in service standards and operating procedures. Staff, especially management, need training in hospitality and in responding proactively to guest concerns. The property has potential, but the service lapses made my experience disappointing. I hope the feedback leads to real improvements.

The location is a real plus: District 1 is easy to reach, and there’s a fantastic dessert spot at the alley entrance on Vo Van Tan. But the alley itself is narrow and busy, and the middle school across the street makes things noisy from 2 PM to 5 PM. You enter through a restaurant, and its kitchen gives off an unpleasant smell. The management can be kind, though they seemed grumpy with me for no clear reason.
