We found the room spacious and modern, with everything in good order. The bed and bedding were genuinely comfortable, and the air conditioning was excellent on a hot day. It's a very reasonably priced motel in a great central spot. Some of the negative reviews left me puzzled after our stay. This is a small family-run business offering what it advertises, and a few reviewers seem to expect a five-star resort from a budget motel. Their complaints say more about those expectations than the motel. I'd book here confidently and take some of the one-star reviews with a grain of salt.

Shane at Reception made us feel welcome, and the room was spotless. The beds were very comfortable and the shower had great pressure. We had everything we needed for two, from crockery and cutlery to linen, an iron, hair-dryer, electric blanket, air con, heater and enough room for our clothes and bags. It's right in the middle of Ballarat, handy to public transport, supermarkets and restaurants. I hope there's a vacancy here when I visit Ballarat again.

After a long, tiring day on the road, seeing Shane's friendly face was a treat. He's a lovely character. The room was clean and quiet, and the place is great for a stay in Ballarat. There are very good pubs and restaurants close by, including Munster Arms, about 100m away.

The town centre is an easy 15-minute walk away, so the location was really convenient. Our room was clean and well looked after, and the service was good.

The host flatly refused our request for a later checkout, saying he had shopping to do. We were in Ballarat for our son's funeral, which we mentioned at check-in, and the lack of compassion over an extra hour was abysmal. The room was tiny and very average, there weren't enough power points for charging devices, and the TV remote didn't work properly. This is the worst motel we've ever stayed in. If you want a nice room and friendly service, don't stay here. Maybe avoid Ballarat.
