Guild House

I love staying at Guild House. My room is cozy, the people are fun, and Viv & Kyle and the rest of the staff are amazing. The events are great too. We had such a good time at the last picnics, and I'm looking forward to more. Highly recommend.

I've lived at Guild House for two years, ever since I arrived in Australia for my Master's, and it's been a wonderful experience. My roommates started out as strangers and became my best friends. Management, especially Angela, Kyle, and Vivi, have been inclusive, understanding and supportive throughout. Being an RA for a year and taking part in lots of UniLodge activities was a real highlight during stressful semesters. I'll miss being part of the Guild House community, and I wish Kyle and Vivi all the best.

The property itself was a major disappointment. Guild House had ongoing problems with bad smells, sewage leaks, and poor cleaning and maintenance, while the rent kept rising without the facilities matching the cost. After new management arrived in September, my experience with Kyle and Viviana became very distressing and took a real toll on my wellbeing. I felt mentally overwhelmed and was pressured to leave my RA role, which was my main income as an international student. When I first moved to Australia in July 2023, things had been very different. Angela and Mariana were excellent and welcoming, and Angela recommended me for the RA position, which helped me support myself. I also appreciated their support when my housemate and I were going through a hard time, but I didn’t receive that same care from other staff. I sought help from a counselor myself. Kyle and Viviana at reception didn’t check in or offer support, and I feel their actions worsened my mental health. In reply to UniLodge Management, I don’t feel your response represented what happened. If my work had really been recognized, I wouldn’t have had to resign. The situation also caused financial stress that I don’t feel was acknowledged or compensated. I felt my relationship was repeatedly disrespected and humiliated in public, which didn’t feel like a supportive or respectful environment. I’ve also heard dissatisfaction with customer service from multiple residents. Please pass this feedback to the relevant people, including headquarters, and take action. I’d advise potential residents to consider other options.

I paid $324 a week for a dirty room, then was told the $170 cleaning charge was mandatory and couldn’t be refunded, even though I had to clean the place myself. The room already had rubbish in it when I arrived. I emailed about it, but couldn’t leave my things on dirty shelves and drawers, so I cleaned up while waiting for a reply. A week later they said they’d send someone to clean it, despite my explaining that I’d already done it. Apparently the fee is mandatory, but having the room cleaned before arrival isn’t. This place is a joke. Stay somewhere else if you have any choice.
