I’ve lived at Smart Vila Madalena since December 2022, after moving from New York. The location is hard to beat: the metro with access to Ave. Paulista is only steps away, and Vila Madalena’s bars and restaurants are a few blocks over. It’s a modern, clean building with useful amenities, including a smoothly working laundry room and a well-stocked mini-market. There’s a solarium and billiards game room for hanging out, plus a rentable party room with a kitchen and BBQ area, and they take care of the cleanup. The indoor pool is nice for swimming laps and is mildly heated. The gym is basic, but works for a quiet cardio workout. Most residents seem to be young professionals living on their own, so it’s easy to meet neighbors. The apartments are a bit small and pricey, though for this location it’s mostly worth it. It’s a comfortable place to live.

Smart Vila Madalena is modern and well organized, with plenty of amenities. It’s also very well located, just a few steps from the metro.

The garage gate opens and closes so slowly that it doesn’t feel secure. The pool is cold and gets no sun, and neither does the solarium. Building security at the entrance is ineffective and doesn’t enforce the rules they set themselves. The elevator has had problems for over four months, and four people have already been trapped with nothing getting fixed. Today it dropped seven floors with a resident inside.

The monthly condo fee is high for what you get. There have been recurring elevator problems, with more than four people trapped in the past month and no clear response from the construction company or maintenance team. After these incidents, residents are afraid to use the elevators. The heated pool isn’t actually heated, and the gym is very basic.
