The staff made the weekend feel especially welcoming, always cheerful and quick to help, and the bar team happily let us linger over a nightcap. We had a delicious dinner in the spacious restaurant, with generous portions, lots to choose from and very good wine. Breakfast was just as tasty and served with the same warmth. Our room was huge, nicely furnished and had a modern bathroom plus a garden view. There’s plenty of parking, and check-in was friendly. We arrived late, so the clean pool and jacuzzi were a welcome way to unwind, though both look a little dated, the pool could be warmer and extra seating would help. Flackley Ash hotel is a charming older country house with modern additions at the back, rather than a grand building surrounded by extensive grounds. We thought the price was fair. It’s also well placed for exploring the area, and a sensibly priced taxi gets you into Rye. We’d happily return for another short stay.

The location worked well for us: there’s a bus stop right next door, and the nearest pub is about a 20-minute walk away. We had a lovely stay, with friendly, accommodating staff and tidy, clean rooms. The garden and outdoor grounds are beautiful, with plenty of room to relax. We could hear people walking and moving about quite clearly from our ground-floor room, so the sound insulation could be better.

A short taxi ride gets you to Rye town. Back at the hotel, Tom the manager and his team really tried to sort out every request, and the beers on tap were great. Amy the masseuse was amazing, the room and bed were lovely, and dinner was amazing too. We had a lovely weekend.

Dogs are welcome, and there were treats, beds and bowls for them, plus lovely walks across the spacious grounds. We enjoyed our stay and plan to come back. Our room was roomy, clean and comfortable, with an en-suite, countryside views and a French balcony, which was a nice extra. The hotel and spa sit in the Sussex countryside outside Rye. There’s a large pool where you can get a decent swim, separate men’s and women’s saunas, and treatment rooms. Treatments were reasonably priced, but book ahead because the spa is popular. The on-site restaurant has a good menu, including vegetarian options.

Christmas at Flackley Ash Hotel was thoughtfully planned and very well run. We stayed for Christmas 2025, three adults in two adjoining superior rooms. There were optional festive events, and the magician was brilliant. The food throughout was superb, with an interesting menu, lots of choice and generous servings. Every staff member we met was friendly, courteous and excellent at their job. Nothing felt like too much trouble, and the service was flawless. The hotel was very clean throughout, thanks to a clearly effective team. It’s dog-friendly, though we don’t have a dog, and the dogs and owners we saw were well-behaved. We walked to Rye on Boxing Day in a brisk easterly wind. The hotel also has a good gym, a nice indoor pool and plenty of on-site parking. We’d gladly stay at Flackley Ash again.
