I’ve stayed at this b&b twice, and I feel safe here. Emanuele is a genuinely nice owner who cares about guests’ comfort and overall experience. Rooms are generally quiet and clean, but I wouldn’t open the window. They’re small and cozy, with options for one person, a couple, or three people. The b&b is right across from Tiburtina train station, about 13 stops from the Roman Colosseum, with eateries nearby and Bologna, a hip neighborhood, a 10-15 minute walk away. It’s also convenient for getting to Fiumicino Airport in a pinch, around 40 minutes with no transfers. The air conditioning does work, but don’t expect the room to cool in ten minutes after Rome has been scorched by heat for days or weeks. It can take a few hours, but it does get to a decent temperature for sleeping. One other thing about Italia: rules and permits make it difficult for b&b owners to cook breakfast for guests, so most don’t offer it anymore. That’s okay, honestly. If you want breakfast, stay at a Marriott. Book with Emanuele, he’s an awesome guy.

The location is great, with the train and bus stations right across the street, and the price is competitive. Each room has working air conditioning, a TV, and a very nice en suite bathroom with a shower. The rooms are quiet, comfortable doubles, and everything was very clean. There’s also a working kitchen, free WiFi, and self-service snacks, drinks, coffee, and cappuccinos available all day. The building feels secure, with security cameras, and the staff are friendly.

It’s close to a bus station and the building has a lift. The downsides were loud street noise, a late check-in fee, and a host who was unprofessional, unhelpful, and inhospitable. After we gave feedback about a problem in the building, he stopped communicating properly. He kept insisting it was entirely our fault, even though his poor communication had partly contributed to the issue.

A decent place for an overnight stay, just a few meters from Tiburtina station for Metro and buses. They always replied kindly and followed through on what they said. I recommend it.

I was unable to get into Italy and let the hotel know, but they still charged me the full amount. I was prepared to pay half so neither side would take the whole loss, but there was no empathy at all. I had thought I’d stay here when I returned to Italy. After this, I’ll never come back.
