The location was the only good part of my stay. The service and management were unacceptable, and I wouldn’t recommend this hotel. Hot water took an unreasonable amount of time to come through, and the internet didn’t work at all. For three days the administrator ignored my messages, despite my having the chat history. My room door wouldn’t lock properly and the lock eventually broke. They moved me to another room, but it was worse, with no desk even though I work 10 hours a day and had specifically requested one. They said they’d bring a desk, but never did, and ignored me again.

Don’t book this place if a flight delay could make you miss check-in. When we booked through Booking.com, we said we could only check in between 10 and 11. They accepted the reservation, then told us check-in was only possible until 10…

Never book here, especially if there’s any chance your flight could cause a problem. They took our money and cancelled the reservation themselves. We arrived at 22h15, literally 15 minutes after checkout, and they didn’t answer a call or message. We tried to find out if we could stay somewhere for the night and return the next day, but they wouldn’t respond. We had booked eight days. They collected the full payment, then cancelled the booking at 6AM the next day while ignoring our calls and messages. We were left with no reservation and no refund, and they just booked the room to someone else. They’re a bunch of thieves.

The location was handy, right on the 87 bus line for the Colosseum and within an easy walk of Vatican City. Our room and sheets were clean, and the IKEA memory foam mattress was very comfortable. We stayed three nights in mid-October 2022 after booking at the last minute based on reviews, but for the price it wasn’t a great stay. Noise was the biggest problem. The walls were paper thin, and we could hear our neighbors breathing. The people next door watched TV on the wall behind our headboard and talked at normal volume, keeping us awake until 2am. In the first room, the AC didn’t work and the bathroom sink wouldn’t drain. The shared area smelled like a toilet from what seemed to be a broken sewer vent, though our room itself smelled okay. We switched to a much smaller room on the other side of the building and weren’t offered any compensation. The cleaning product they used while we were out was supposed to smell like honey, I think, but to me it smelled like homeless person urine. If you sleep through noise and don’t mind the various smells, you might enjoy the clean, comfortable bed. This guest house wasn’t for us.
