We could walk to most sights from this perfect location, and the balcony overlooking the busy street made us feel right in the middle of the city. The room was bright, spacious and impeccably clean. We were travelling with our 18-month-old in June 2022, and Maria greeted us so warmly that we felt at home straight away. Her recommendations and hospitality were wonderful, and she made us feel like family. A 15/10 experience, one of the best places we've ever stayed.

I haven't stayed at this property yet, but wanted to leave a positive review. I couldn't put n/a for the room rating, obviously. We booked many months ago for a planned Italy trip, then changed our plans and somehow I forgot to cancel. On the day we were supposed to arrive, Maria messaged to ask what time we'd check in, and I realized I still had the reservation. She cancelled it without any hassle, even though she could have charged me a cancellation fee or one night's stay. I'm extremely grateful that she got in touch and handled the very late cancellation so kindly. We'll be visiting Italy soon, and I'll book this place without hesitation.

Just a couple of blocks from the Colosseum, and the landlady made the stay especially easy. She was warm, helpful, and spoke English really well, which was great for guests who don't know Italian. A lovely place in a great spot.

The rooms were surprisingly quiet, even with the windows open, and from the fourth floor you can see the road, shops and buildings, with the Colosseum almost in view. The mattress was firm and comfortable, and the clean ensuite had plenty of towels, hot water and strong pressure. We were there in early May, before the outdoor heat had really set in. The kitchen and rooms were cleaned every day. The fridge had milk, soya, juice, water, luncheon meats and yoghurts, and there were also fresh cakes, fruit, cereal and packaged pancakes. The coffee machine was a very good way to start the day. There are bookshelves packed with books, too. The lift is tiny and old, takes about two people and a bag, and you have to climb three steps to reach it from the ground floor. It has manual inner and outer doors, which makes it pretty charming. The host was a splendid source of local knowledge and happy to share it. The building entry is by code after the first time, when you buzz her using the labelled apartment button. The location is terrific, about 100m from the Colosseum and Forum, with restaurants, ice cream, cocktails, piazzas and fountains around Monti. We loved walking everywhere and hit nearly 20,000 steps a day. We took the Metro just once, to the Vatican museum, then walked back. A perfect base, and we loved the service.
