Update after their reply: It’s odd that they’re calling me “unpolite.” We barely interacted, and we were polite whenever we did speak with them. We attached evidence about the hygiene and their check-in policy. In my view, the people running this place are unprofessional and won’t own their mistakes or accept feedback. Look at the negative reviews and you’ll see a pattern of them denying fault and describing guests as “rude” or “not polite.” Original review: DO NOT BOOK IF YOU’LL ARRIVE AFTER 1 AM. Details and proof attached. My experience with this hotel/guesthouse was mixed, so here’s an honest account. The location is in a quieter part of the city but still fairly central. It’s definitely not a five-minute walk to the main sights, though most places are about 15-30 minutes on foot. Check Google Maps using their name. We didn’t hear outside noise at night. Staff communicated clearly and responded to messages from the time we booked. The rooms are on the top floor, spacious, with high ceilings and furniture that isn’t crammed together. They also let you leave your bags after checkout, though I have concerns about that below. The main problem for us was cleanliness. Maybe we were unlucky, since most reviews say otherwise, but the room was not clean. A cleaner comes by to tidy when timing allows, but the job wasn’t good, let alone thorough. There are only four rooms, so I expected more care. Our sheets and pillowcases were stained, there was hair in the bed and bathroom, and we found mold. We had a clogged shower drain and reported it, but nothing was done. There was also a dead spider in the room when we arrived, though that mattered less to us than the dirty bedding and mold. Photos of the stains and mold are attached. I saw staff reply to another guest that the cleaner speaks English and two other languages. Perhaps they changed cleaners, because the woman cleaning our room couldn’t speak any English, though I’m sure she speaks her own language fluently. Be careful if you arrive overnight. This isn’t a hotel and there’s no reception desk. They told us someone could check us in before 8 pm. From 20:00 to 01:00, the keys are left at a nearby bistro for guests to pick up and use for self check-in, with clear instructions. But they told us that after 1 am, when the bistro closes, we’d have to find somewhere else and wouldn’t get a refund. They should disclose that before selling non-refundable bookings on different platforms. We got there before 1 am and had a refundable reservation, but other guests might not be so lucky. The cleaner also isn’t flexible about timing. If you can’t let her in exactly when she knocks, your room won’t be cleaned. We asked for her to return in 15 minutes and were told no. To be precise, we asked another English-speaking woman to pass that request on, since the cleaner doesn’t speak English, and she said no. This is an apartment divided into four ensuite rooms, rather than a hotel. The walls are thin, so you hear people coming and going in the morning and at night. We didn’t hear street noise, but sounds inside the apartment could wake light sleepers. Bag storage after checkout sounds convenient, but the bags are left unsecured in the shared area under the coffee machine table. Anyone with a key to the larger apartment could take them and leave.

A big room close to everything, and I loved it from the moment I arrived. There’s a fridge in the room, free coffee in the hall, and toiletries provided, so you won’t be missing anything. I’d stay again without a doubt.

We walked everywhere from this hotel, with quick access to the shopping streets, Vatican, Villa Borghese and Colosseum. The room was spotless, cleaned daily, with fresh towels each day. The air conditioning was a lifesaver in the 35°C heat. I chose this place for a relaxing birthday trip to Rome and couldn’t have been happier. The staff were great, especially Auri, who kept in touch throughout our stay. Since we arrived after reception hours, they sent clear instructions for collecting the keys and checking in ourselves. They also gave us useful tips for getting into the city quickly from the airport. I’d absolutely recommend it.

We were four adults for three nights, and there was enough space for all of us and our bags. Ilenia was a wonderful, attentive host and was ready to help with anything we needed. The place was quiet, very clean and tidy, with comfortable beds, air conditioning, a lift and a great shower with good pressure and temperature. The location was excellent too. We walked to the Vatican and took a short bus ride to other classic sights. I highly recommend staying here.

Getting around was easy, with an ATM, bus and subway stops, a supermarket and pharmacy nearby. There’s also a pizza place and gelateria downstairs, and many major sights are walkable. The rest are easy to reach by public transport. I had a lovely week in Rome. My room was modern and clean, and being on the 5th floor kept it quiet at night. The staff were kind and helpful. I was nervous about the old elevator at first, but it worked smoothly and was in perfect condition. One suggestion: a latch on the doors would add peace of mind, especially for women traveling alone. The rooms are very close together and currently the doors only lock with a simple key.
