For the price, this is a great choice. It’s on the fifth floor of a building near Roma Termini, about a 10-minute walk away, and close to the main sights as well. You can take the stairs or the elevator. The lift looks its age, but it works reliably and is available to everyone in the building. My wife and I found the room great, and the hot water ran well. With the windows closed, outside noise was kept out. We were there in March, so didn’t need the A/C. Guillermo and the rest of the staff were great. He gave us help with the city and kindly let us check in early and leave late. A comfortable room to come back to after walking and wandering around all day.

The property is very old and hasn’t been updated much. The bed was hard, the pillows were thin and hard, and the air conditioning didn’t work well. The area nearby was busy and so noisy that sleeping in was impossible. The elevator looked like it was from the 1800s and felt very unsafe. On our last night there was no hot water. They said it would be fixed the next day, but didn’t offer to do anything else. Are you kidding me? No hot water is an emergency, and they should have called someone right away. They also ignored my request for reimbursement. I couldn’t use the shower for 24 hours, and luckily I was leaving for Florence the next day. I’ll be filing a dispute with my credit card company.

We chose Relais la Maison for its price and location, and were very happy with it. The street is quiet, yet Termini Station and Santa Maria Maggiore are an easy walk away. The hotel is on the fifth floor, with a lift for both luggage and passengers. Our room stayed clean and quiet, and the bed and linens were very comfortable. Breakfast was included each day, with a selection of pastries and fruit, along with a coffee machine that made all kinds of coffee drinks. My husband and I stayed four nights in October 2024, and we’d definitely stay again.

AVOID!!! Three weeks before our trip, we asked to shorten our stay from three nights to two and were told it would cost us more. When we arrived, a sticky note on our door said there’d be no hot water during our stay. We ended up staying two nights, paying for three, and showering in freezing water the whole time. Expedia blamed the hotel, and the hotel wouldn’t help us at all.
