The staff were very friendly, the room was clean and the location is great, about a 10-minute walk from the Colosseum. Breakfast was included and nice, though I’d have liked something savory since everything was sweet. Being close to a tourist area meant some car noise at night, but that was fine. The odd part was check-in. Maybe I just don’t understand the system, but waiting outside in the Rome heat for the door code wasn’t fun. Carrying luggage upstairs would have been unpleasant too if I’d had heavy bags.

The owner repeatedly called and messaged us asking for extra cash for city tax and threatening to call the police, even though I’d paid approximately €50 in city tax on the Booking webpage and my reservation said all taxes and fees were included. I spent hours texting her and calling Booking to make sure everything was paid. Booking’s phone support assured me that I’d paid the tax and owed nothing more. She continued asking for cash and sent the cleaning lady to hassle us. I feel the owner ruined several days of my Rome vacation, and I think other tourists may pay just to stop the harassment. The owner said we could leave our luggage after checkout until we collected it that evening for our flight, but then she threw it away, so we had to walk around the city with our bags. The room itself was nice and clean, but the building entrance and area by the elevator smelled of urine, perhaps from people peeing there or broken waste pipes. There was also a moldy smell in the lobby, though the apartment didn’t stink. Outside, heavy day-and-night traffic made the apartment very loud. Old internal-combustion cars and motorbikes brought exhaust fumes, and I couldn’t open the window if I wanted to sleep without breathing them in. Even with the windows closed it was noisy, and the traffic vibrated the whole building. I couldn’t sleep. Rome should limit ICE traffic or perhaps promote EVs. It was horrible. Breakfast was nothing like what you might expect: just a few packaged supermarket items worth a few cents, at most a few euros for the whole meal. No eggs or sausages. I’ll never come back and would advise choosing somewhere else, even if it costs a little more. This owner could ruin your vacation, and the location beside a busy road is terrible.

The room is small, probably best for two people, but if you’re out all day it’s still good value. It was clean, including the bathroom, the shower pressure was strong, the AC was quiet, and they had a hairdryer. The kitchen was a thoughtful extra, with a fridge, microwave and breakfast options like bread, juice and coffee. The location was great, about a 10-minute walk from the Colosseum, near the Metro and lots of buses to popular sights, Trastever and other places. Service was good and responsive on WhatsApp, and they arranged early morning airport transport that arrived on time. It could be noisy when ambulances came and went from the nearby hospital, so the soundproofing could be better. I also wish they’d provided thin bedroom slippers and a toothbrush kit. Still, I’d recommend it. Thanks!

The ambulance nearby kept its siren going every few minutes, day and night, and the whole house was under construction. We’d spoken to them the day before booking, but nobody mentioned that after 7 a.m. the work would shake the entire building. We couldn’t sleep. The “breakfast included” was just a coffee machine and some very bad, cheap cookies. Things also seemed to break easily. We paid for four days, but wanted to leave after a few hours. The guy wouldn’t refund us for the unused days. Give me my money back, and then some.
