Our Manzoni suite reservation was cancelled by the owner just 15 days before the stay. When I contacted the property, they said the apartment had been vandalized. That didn’t match what Booking.com told us: the property said it had stopped working with Booking.com, just as the free cancellation period ended. I suspect this is a way to cancel bookings and rent the apartment for more money, and I think it’s becoming common. Booking.com applies a percentage penalty to the accommodation, then offers us that difference toward another apartment only 15 days before our trip. A cancellation that late is incredibly stressful, especially when it seems driven by economic or tourist speculation. Be wary of “MANAGED BY PRIVATE OWNER” and “FREE CANCELLATION.” The same thing happened to us with Booking.com in Budapest last year. They cancelled our reservation the day before we were due to travel.

The owner cancelled our Suite Manzoni booking through Booking.com with less than a month to go, even though we had reserved the accommodation more than six months earlier and had already booked restaurants and activities in the area. We were seven people, my parents and siblings included, travelling to celebrate my parents' golden wedding anniversary. Now we're desperate because prices nearby have gone up so much. They gave us no alternative at all. The cancellation left us in this situation after we'd planned the trip so far in advance. Think carefully before booking here, because it could happen to you too. I wouldn't recommend it to anyone I know, especially if you're planning ahead.

We booked Suite Manzoni in July 2024, but they cancelled on us 15 days before check-in, on the very day our payment was due. Our arrival date is in March 2025, when the Rome Marathon is taking place. What a coincidence. It feels clear to me that the owner speculated and left a family of seven without accommodation. It's shameful that Booking.com allows this, and as consumers we have so little recourse.
