Spoleto itself is gorgeous, with interesting buildings, lots of good restaurants, and an amazing café at the top with a wonderful view. The property has an idyllic setting, a lovely infinity pool, BBQ area, and plenty of seats for relaxing. But the apartments and outdoor areas need a lot of attention. We had two spacious apartments, both run down and overdue for an upgrade. Old white plastic chairs cluttered the phone and washing machine area. The access road is a nightmare, narrow and hazardous in the rain, and we had two big overnight storms. The heavy, rusty BBQs fill with water when it rains. The pool chairs and sunbeds are comfortable but old and stained. I haven't got time to list everything; with money spent on the apartments and pool area, this could be an amazing holiday spot. If you come, be aware of these issues.

There may be potential here, but the service and basic standards weren't there for me. I was there in May, when the weather meant the pool couldn't be used, though honestly, I don't think that would have changed my review. The property is isolated in nature, with beautiful scenery, and close enough to Spoleto to walk. But safety and hygiene matter in accommodation. The bathroom smelled from the drains, and after the third day the shower ran colder than hot. The boiler was literally falling apart, its flue pipe coming loose from the wall. The sheets and towels were old, threadbare, and dirty, with hair and unknown stains. The bed made me think they might not have been freshly washed. I picked up a comforter and found a brown stain that could have been from any time. The laundry room was moldy and full of rubble, with dangling 1980s cables. If this had been a friend's place offered for free, I'd give it four stars, which makes me think of the high reviews I read. But I was paying, and expected clean sheets and no signs of other people's bodily fluids. I regret not taking photos. By the last morning I just wanted to leave.

The garden was beautiful, stretching as far as I could see and full of flowers and plants. I spent a lovely week at Spoleto by the Pool this summer. Roberto was incredibly kind, and when we had a small issue with the hot tub temperature, he fixed it in about an hour. The property is conveniently close to the center and felt safe in every way. I'd gladly stay again, and if I return to Spoleto, I'd definitely book one of Roberto's apartments.

Lovely hill views, a big pool, and a hot tub, when it works. The apartments need updating, and the drains smell. Best to keep the laundry area closed...

The pool and the panoramic hilltop setting were the only things that made this place worthwhile. The apartments are in terrible shape and haven't been maintained, especially the filthy bathrooms. There was no toilet paper, and the dish soap was scarce and diluted. The barbecue area is rusty and old, and neither the waterfall nor the showerhead worked. We had paid everything upfront and couldn't cancel. The common areas, including the laundry machines and the staff area, were left exposed after the health department closed them. If the photos had shown the real condition, we would have looked elsewhere.
