The location is the best part. It's cheap, and the staff are nice, but they only understand Italian, so communication in English was hard. The place wasn't clean at all, especially the dirty floor.

Clean place in a nice location.
We paid 63 euros for a double room for one night without breakfast, which seemed reasonable compared with other places. Trieste can be expensive, especially when there's an event in the square. The B&B is on the first floor of a high-ceilinged building, and San Marco, one of the city's best historic cafes, is right across the street. There are also plenty of pastry shops around, though they're closed on Sundays. The room was comfortable, clean, and practical, if not luxurious. Mr. Angelo was always available with suggestions for our time in the city. Parking took some effort: we eventually found a free space by starting near the post office and driving uphill as far as we could. The shower enclosure and baskets could use an update, since the panels are coming off and the metal is rusting. There was no air conditioning, just a fan, but we managed fine without it. The center and the steps up to San Giusto are about ten minutes away.
The floors made a lot of noise, and the doors and walls barely kept sound out. For that reason, I'd suggest this place to budget travelers without particular needs. The owner, Angelo, was friendly and very helpful. We had an old-fashioned triple room that was spacious, clean, and suited us well. The bathroom was shared with the owners, but it was always clean and tidy. The location is very convenient for exploring the city on foot.
The owners live there, and they're kind and friendly. The room was meticulously clean, and breakfast was plentiful, though those positives only partly made up for the building's drawbacks. It's an old place, probably from the early 1900s or earlier, with spacious rooms and very high ceilings, but it needs a lot of maintenance. The windows can't really be darkened. Dark adhesive paper is stuck to the glass, but in summer the light still woke us at 6 a.m. The bathroom looks homemade, though it works. Be careful with the payment terms: the owner takes the full amount in advance on a non-refundable rate, which could cause misunderstandings. The price is fair for this area, especially with a special offer. The location is excellent, right in the city center and about 20 meters from Viale XX Settembre, a tree-lined pedestrian street full of restaurants, bars, pizzerias, and other places. There isn't free parking nearby, and the paid options are extortionate. If you're willing to walk, you might find a spot on the hill towards Castello di San Giusto, near the park of remembrance.
