Matsuda was courteous when I dealt with him, but my stay at Areaone kochi hotel was far below expectations. The room had a persistent unpleasant smell, and the mattress sloped to one side. There was also a 3 inch gap between the mattress and the headboard, which made resting difficult. The website mentioned free parking, but on arrival I learned it cost 1000 yen. That was misleading and inconvenient. The website also suggested breakfast was included, but we were told no breakfast was provided for guests checking in late. There had been no warning when we booked. There weren't many breakfast choices nearby, so we asked if we could pay for breakfast. Matsuda said he couldn't provide a “breakfast ticket,” which I understood to mean we couldn't have breakfast even if we paid. When I raised these problems at reception, Matsuda was polite but couldn't give clear explanations or reasonable solutions, leaving me confused and disappointed. We posted a review on agoda, but somehow it was blocked. I appreciate the courteous attitude, and hope the hotel addresses these issues so future guests can have a more comfortable and transparent stay.

I got a very clean room on a last minute booking, which I really appreciated. The staff were especially kind, friendly, and efficient. It's in a quiet, walkable part of Kochi, in a good location, and the price is reasonable. The only downside for me was slightly slow WiFi, though that's common at many hotels.

Rooms are dated, and the bathrooms smelled very musty and damp. The WiFi didn't work at all. When we called the front desk, the staff weren't friendly and replied that opening the room door might improve the connection. That response was unacceptable, and it didn't help the WiFi anyway. Given the high price, I'd recommend staying elsewhere. The location is good, near the fish market and about 8-10 minutes from the station.

The breakfast was a nice change, with a choice of two out of three sandwich types, side dishes, and a limited selection of cereal, juice, and other things. It isn't a great fit for vegetarians, and vegans would be better off skipping it. The front desk staff were very friendly and attentive, and the price was reasonable. The hotel and rooms are a little dated, but it's relatively close to Kochi Station and near shopping and nightlife. WiFi worked well, and it was nice to have a kettle with decent cups. They also have mini-velo bikes to use, which was great.

The free bicycles were lovely, but I got really sick after staying here. The black mould gave me a horrible cough and flu-like symptoms. The WiFi was terrible too. The receptionists were nice, but I would never stay here again.
