The rooftop is seriously underrated. You get an unobstructed view in every direction, so if one angle isn't doing it for you, just turn around and find another. Around Christmas and New Year's, you can watch fireworks from several major business centers. If you're renting and like fresh air, try for an atrium-level floor or an east-facing corner unit. The guards and staff are really chill. Your main concern may be the mean looks from the yaya (nanny) mafia.

If you're thinking of making this your forever home, I'm sorry if you believe it's a sound investment. The management office feels imaginary unless you have dues or other payments pending. When residents have concerns, apparently social media is the way to get noticed. Get a good team behind you, though, because they hate that, and only then might they do less than the bare minimum. Security is terrible. I tried calling for help for hours, especially during the holidays, and couldn't get through. You can decide how much you value your own life, or your loved ones'. There have also been reports of riding-in-tandem incidents, which you can find in the news.

Living here has been frustrating from the start. The move-in process was messy: our agent was Nemie Repana of Met Real Estate, PBI Japan, and after we submitted the PDC, there was almost no follow-up from Angelica M. Abiera / Enbition PBI Japan. Communication stopped and onboarding felt disorganized. We also feel renters are treated differently from owners, even though renters make up most of the occupants. The PMO manager seems to judge people by what they wear, and office staff, including Cherry and her colleagues, can be uncooperative if you come down in pajamas, a shirt and shorts. Complaints get acknowledged but rarely acted on, as they say, “pasok dito, labas doon.” There are bugs and ipisssss everywhere. Noise is another problem, especially at night. The water tank above our unit once broke down and made loud pounding sounds while we were trying to sleep, and it wasn't fixed promptly. We've also had leaks and worry about possible mold. Security feels lax, with guards often letting people in and out without checking IDs or verifying who they are. Emergency response has been alarmingly slow. During a non-major holiday, I tried reporting noisy Airbnb neighbors through Viber, the PMO phone, online numbers and regular calls, but none worked. The medicine cabinet and first-aid area are poorly maintained too. The elevators often stop or sink when the power is unstable. From higher floors, getting to the ground floor can take 3 to 10 minutes. That could be life-threatening if someone needed a stretcher in a real emergency. Overall, it's been one hassle after another, with little accountability from management. If you're sensitive to noise or want dependable security and emergency help, inspect everything very carefully and consider looking elsewhere.

Residents have to put up with the building's poor management work, even though DMCI charges penalties when payments are late. The admin has been failing to address issues for months, and communication isn't professional. I asked several times for the dog policy and was eventually told, “gagawa pa lang ng policy.” Earlier, I raised a valid complaint with proof, and someone at the PMO told me to take it to the barangay. If feedback matters, why isn't there proper action?

I'm still here because of my PDCs and contract, but if I could go back, I'd rather sleep in my car than live here. I only saw the good reviews, or maybe I was in a hurry to get out since DMV VAWC. It might be okay for a temporary stay. Moving in is a hassle: you need PMO approval and a gate pass for everything, while the guards can be unhelpful and hard to approach. There are leaks in my ceiling, and I've been here less than three months. I've had to keep pestering the PMO. Their supposed fix was just repainting. They came into my unit with their shoes on even after I asked several times for them to take them off, looked at the leak, took a picture, and left. They came in with coughs and runny noses, and the leak is still there. One guard also came to deal with the leak and didn't remove his shoes in someone else's home. The janitorial team cleans or tidies other units when we go out, but not ours, even though we pay condo fees. If you're thinking of buying or renting, pay attention to the warning signs. A pushy agent who keeps bothering you while you're still deciding is one. If you're unsure, stop and don't proceed. Watch how the guards behave when you visit. A musty, woody or iron smell could mean a leak or mold that may grow back even after repainting. Units beside the elevator can feel humid and damp, with cracks and peeling paint in hidden areas. I don't think the staff are equipped or trained to handle health problems. Someone's blood pressure spiked in the lobby, where guards and other personnel were sitting around, but it took them another 30 minutes to help her. What if it had been a stroke or heart attack? A child was stuck in the elevator for almost an hour, and there was no medical help. The child's mother had to call an ambulance. What if someone couldn't rely on others or follow the authorities, and their child suffered PTSD or worse while stuck there? Parking in B1 can mean dents or scratches on your car because guests and ride-hailing riders are allowed access and often hang around. The alarms are very sensitive, but there's no Viber update to say when one is false, so you have to go down and ask. What's the point of living in a technological age if that's how it works? There's a big divide between renters and owners. Owners don't seem to mingle with renters much and have their own Telegram or Viber group. I don't know how to join or access it. At the B1 exit, guards don't check tenants' IDs and let people through, especially those wearing full-face helmets. There's no safety at all. Good luck getting out during rush hour, because the guards won't help.
