Everything you need is within about 100 meters, including a 7-Eleven, laundry, and plenty of restaurants, cafes and massage shops. The location feels like a five-star experience, and the property is impeccably clean. This charming family-run stay exceeded my expectations. The uncle at reception was so welcoming and made me feel at home right away. It combines professional service with heartfelt hospitality.

I wasn't sure what to expect, but for the price and location, this was just what I wanted. The staff were welcoming and looked after me well, and everything I needed was within walking distance. My room was spacious and very clean, with a big comfortable bed, lots of storage, and a clean bathroom and shower where everything worked. The AC was nice and cold. I hadn't expected a balcony, so that was a great touch. I'll come back next time I'm in the area.

Joseph and his family are wonderful people, and it was always nice to come home and chat with them. I spent eight happy months here. The rooms were ideal and quiet, and any problem that came up was fixed quickly. It's great value in a convenient, very local area, with a popular sports bar nearby. Thanks for your generosity, I can't recommend the place enough.

I've known Joseph and his family since my first visit to Chiangmai in 2014, and I always rent here. They're genuinely friendly and nice, and I enjoy talking with them. The location is one of the best: you don't need a motorbike, and within a five-minute walk there are over 100 restaurants and coffee shops. Even with all that nearby, the rooms are very quiet. Before COVID, it used to be fully booked all year with lots of guests, so that's why it may not be full now.

The hosts are really friendly and make you feel safe and at home. My room was very clean, and the location is great, within walking distance of the main streets and restaurants. A great place to start a trip in Chiang Mai.
